Recently, Deogeun District (Deogeunji-gu) has been drawing attention as it is becoming part of the Seoul metropolitan living area, thanks to a series of positive developments in transportation such as the establishment of new bus stops and the construction of new rail networks.
According to the city of Goyang and other sources, the 'Deogeun Hangang Bridge Bus Stop' has been installed and is now operating in Deogeun District. As a result, it is now easier to access major areas in Seoul such as Gongdeok Station, Hapjeong Station, Gangnam Station, and Dangsan Station. In addition, construction began late last year on Deogeun Station, which will serve the Daejang-Hongdae Line (scheduled for completion in 2031), further boosting expectations that access to Seoul's major business districts will greatly improve.
As transportation conditions improve, companies are also relocating to the area. In March, construction company IS Dongseo moved its headquarters from Nonhyeon-dong, Gangnam, Seoul, to Deogeun District in Goyang. Notably, IS Dongseo plans to enhance transportation convenience in Deogeun District by operating shuttle buses for employees of tenant companies at 'Deogeun DMC IS Biz Tower', connecting them to Gayang Station on Line 9, DMC Station (Lines 6, Airport Railroad, Gyeongui-Jungang Line), and Hapjeong Station (Lines 2 and 6).
With these improvements to the transportation environment, Deogeun District in Goyang, Gyeonggi Province is gaining attention, particularly with the emergence of the large-scale business facility ‘Deogeun DMC IS Biz Tower’. ‘Deogeun DMC IS Biz Tower’ is located within ‘IS Valley’, a complex business town built by IS Dongseo across five blocks in the business district of Deogeun District, Goyang. ‘IS Valley’ boasts an overwhelming total floor area of approximately 350,000 square meters. This is more than twice the size of the 63 Building (approximately 160,000 square meters) and even larger in terms of total floor area than Lotte World Tower, which stands 123 stories tall (approximately 320,000 square meters).
A variety of specialized spaces are also drawing attention. ‘Deogeun DMC IS Biz Tower’ offers landscaping features that make use of its proximity to the Han River, earning it the designation of a ‘Han River forest zone’. Notable examples include the creation of eco-friendly biotope parks such as aquatic and terrestrial biotopes. There is also a ‘Grass Garden’ offering different scenery with each season, rooftop gardens on the 2nd and 5th floors with views of the Han River forest, and a tea house where visitors can enjoy tea. In addition, interior spaces will feature ‘decorative gardens’ and ‘lawn yards’ filled with a variety of flowers and trees harmoniously arranged throughout the building.
Furthermore, ‘Deogeun DMC IS Biz Tower’ is equipped with a ‘large conference room’ for efficient corporate meetings, as well as multiple ‘office lounges’ and ‘break rooms’ for employee communication and relaxation. Particularly noteworthy is the inclusion of a ‘studio’ space, reflecting the recent increase in companies utilizing streaming platforms such as YouTube; these studios are evaluated as well-suited for broadcasting and video production. In addition, large-scale fitness facilities, including pilates and GX rooms, are expected to be added. The model house for ‘Deogeun DMC IS Biz Tower’ is currently operating in Deogeun-dong, Deogyang-gu, Goyang-si, Gyeonggi Province.
