The presence of a subway station near residential areas is considered a key factor that directly impacts asset value. This is because regions where subway lines are extended or new stations are built not only enjoy improved commuting convenience, but also see the expansion of commercial districts and living infrastructure, thereby driving overall regional growth.


Recently, attention has turned to the Seongseong and Eopseong districts in Cheonan as plans for the establishment of the provisional "Buseong Station" on Subway Line 1 in the Seoul metropolitan area have become more concrete. Buseong Station is scheduled to be constructed between Jiksan Station and Dujeong Station on Line 1, with the goal of opening in 2029. Once completed, public transportation accessibility in the surrounding areas is expected to improve significantly.


The real estate industry is focusing on the potential for the formation of a station area to lead to an increase in local value. One expert stated, "When a new station is established in an area that previously had none, it often attracts demand from office workers and revitalizes commercial districts, thereby strengthening the region's competitiveness." He added, "The construction of Buseong Station, in conjunction with the planned extension of the GTX-C line to Cheonan, is expected to enhance the future value of the Seongseong and Eopseong districts."


A residential complex expected to benefit from these positive transportation developments is about to be offered for sale. Daewoo Engineering & Construction is currently accepting first-priority applications on April 14 for "Eopseong Prugio Lake City," located at 478 Eopseong-dong, Seobuk-gu, Cheonan-si, Chungcheongnam-do.


A new Buseong Station on Subway Line 1 is planned near the complex, and the GTX-C line extension is being promoted at Cheonan Station, which is two stops away from Buseong Station. This is expected to greatly improve access to the Seoul metropolitan area in the future.


In addition, the area is well connected by road networks such as Beonyeong-ro, Samsung-daero, and Cheonan-daero, making it easy to access all parts of Cheonan and the Gyeongbu Expressway.


The conditions for living and working in close proximity are also excellent. Major industrial complexes such as the Samsung Electronics Cheonan Campus, Cheonan General Industrial Complex, and Asan Smart Valley are nearby, ensuring strong demand from the surrounding workforce. Commercial facilities are planned within the quasi-residential zone in front of the complex, and large retail stores such as Emart, Costco, and Lotte Mart, as well as the central commercial district of Seongseong, are easily accessible.


Eopseong Prugio Lake City is expected to form a Prugio brand town with the existing "Cheonan Lake Town Prugio Phases 1-3" and "Cheonan Prugio Lakeside" located near Seongseong Lake Park, creating a total of 6,723 households. As a large-scale, single-brand town in the region, there are high expectations for synergy effects.


The product features are also noteworthy. The complex offers medium and small-sized units, including exclusive 72-square-meter types, and provides storage rooms for each household to enhance storage efficiency. In addition, specialized designs such as dress rooms, alpha rooms, and ironing rooms (in some units) have been applied to increase residential convenience.


The community facilities have also been diversely planned. A 25-meter, four-lane indoor swimming pool and a 39-floor sky lounge will be built, with the sky lounge offering views of Seongseong Lake Park.


The educational environment is another strength. A kindergarten and a high school (planned) are located near Block 1, while an elementary school and a middle school are planned near Block 2, allowing for "one-stop school zones" where students can walk to school from kindergarten through high school.


The landscaping will also feature specialized design. The developer, DSD Samho, plans to implement the "Grand Lake & Forest Garden" concept, drawing on experience from the "Ilsan Xi We City" landscaping project, to create a complex where water features and green spaces are harmoniously integrated.


The model home for Eopseong Prugio Lake City is located in Seongseong-dong, Seobuk-gu, Cheonan-si, Chungcheongnam-do, and move-in is scheduled for September 2029.
