The development project for the ‘Geomam Station Public Housing District,’ which is being promoted around Geomam-dong in Seo-gu, Incheon, is beginning to take clear shape. As a large-scale residential complex and living infrastructure are being established in a key transportation hub connected to Seoul, the project is being highlighted as a core initiative expected to transform the residential landscape of Seo-gu, Incheon. Against this backdrop, the launch of sales for ‘Geomam Station Zairne’ is expected to signal the full-scale commencement of development.
According to the Incheon city government, the Geomam Station Public Housing District will provide a total of 6,636 housing units, accommodating approximately 16,200 residents. The district is planned as a self-sustaining urban structure, comprising multi-family housing, single-family homes, schools, parks, commercial facilities, and public amenities.
Most of the housing supply will consist of multi-family units. Of the total number of units, 5,963 units (approximately 89.9%) will be multi-family housing, while 119 units (1.8%) will be single-family homes. Notably, a significant portion of the public housing is designated for real end-users without homes, newlyweds, and young adults, making the area a residential district focused on real demand.
Among the 5,963 multi-family units, a total of 3,962 units-about 66%-will be public housing, including both public sale and public rental units.
The remaining approximately 34% will be private housing (private sales and private rentals). Some of the private sale complexes will include larger units, and in the central station area, residential facilities will be developed in conjunction with commercial spaces as part of a mixed-use development.
Within this context, ‘Geomam Station Zairne’ is drawing significant attention as the first private sale complex in the Geomam Station area, as well as a rare private sale complex within a public housing district subject to price ceilings. The complex will be built on Block B2 of the Geomam Station Public Housing District. It will consist of five buildings, ranging from three basement levels to 25 stories above ground, for a total of 601 units-all featuring a single 84㎡ floor plan, which is highly favored by real end-users.
One of the main strengths of Geomam Station Zairne is its proximity to Geomam Station (with transfers between the Airport Railroad and Incheon Subway Line 2), as well as the adjacency of elementary and middle schools, parks, and a commercial district within the area, providing exceptional convenience for daily living.

The residential environment is pleasant and open. On the east side of the complex, land is planned for single-family homes, and to the south is the Gyeongseo Neighborhood Park, which is three times the size of a soccer field. As a result, some units will enjoy unobstructed, permanent views and ample sunlight, providing a healing lifestyle akin to living near a forest.
To the north of the complex, land is designated for neighborhood living facilities, and retail spaces are planned within the complex, further enhancing convenient living infrastructure.
As a rare branded apartment within public housing sites, the product stands out for its differentiation. All units are oriented primarily to the south, and the 100% four-bay (Bay) plate-type layout maximizes lighting and ventilation. Some unit types offer specialized three-sided balcony designs, greatly expanding usable space. As a result, the scarcity of private sale apartments within public housing districts that offer price competitiveness-such as Geomam Station Zairne-is expected to increase even further.”
