Architectural Review for Office Facility Passes Second Committee

“Aerial Park” to Provide Open Green Spaces, Completion Targeted for 2030

On March 11, the Seoul Metropolitan Government announced that the final architectural plan for the “new office facility construction project around Najin Buildings 19 and 20 in Yongsan Electronics Market” had passed the second Architectural Committee review.

The site that passed the architectural review is located at 15-13, Hangangno 2-ga, Yongsan-gu (with a site area of 6,335.20 square meters). With a floor area ratio of 1,000%, a massive mixed-use building will be constructed, comprising eight basement levels and 28 floors above ground, with a total floor area of 97,857 square meters.


The primary purpose of the building is to serve as an office facility for fostering an ecosystem for future high-tech industries (such as AI and ICT). The lower levels will feature cultural and assembly facilities (including galleries) as well as neighborhood living spaces, allowing both citizens and residents to enjoy cultural activities in their daily lives.


The architectural plan is based on the design concept of “symbiosis” between humans and nature. It aims to break away from the conventional uniform box-shaped buildings by introducing a unique facade design with a three-dimensional presence that organically blends with the surrounding urban landscape, establishing a new landmark skyline in the Yongsan area.


A key highlight is the large-scale eco-friendly rest area to be created in the heart of the city. Departing from disconnected and flat landscaping plans, the development will feature an “aerial park” that forms a continuous vertical path from the ground floor to the rooftop, offering a multi-dimensional green space.


The lower levels adjacent to the street will greatly expand accessible pedestrian walkways and urban green spaces that can be enjoyed year-round. Through this, not only building occupants but also local residents and visitors will benefit from a comfortable rest environment that provides relief from the dense cityscape.


Choi Jinseok, Director of Housing Policy at the Seoul Metropolitan Government, stated, “The approval of this project by the Architectural Committee marks an important milestone for the Yongsan Electronics Market area to be reborn as a key urban axis of the future Seoul, in connection with the nearby Yongsan International Business District. Going forward, we will continue to actively encourage innovative architectural design in private development, as well as expand diverse green spaces where citizens can conveniently visit and relax, making Seoul a more attractive city.”
