Koramco Asset Management announced on March 11 that it has established Koramco SC Logistics Real Estate Private Investment Trust No. 161-3 and acquired the large-scale logistics center "LogisPoint Hobeop," located in Icheon, Gyeonggi Province, for approximately 79 billion won.


This transaction marks the second logistics center acquired by the Koramco Industrial Division. LogisPoint Hobeop is an ambient-temperature logistics center with a gross floor area of approximately 49,600 square meters, situated in Anpyeong-ri, Hobeop-myeon, Icheon, Gyeonggi Province. Hanyang Industrial Development was responsible for both development and construction, while Mastern Investment Management served as the asset management company (AMC) during development.


Through this acquisition, Koramco has secured a high-quality logistics asset within the Deokpyeong and West Icheon logistics cluster, a core logistics hub in the southeastern metropolitan area. In particular, LogisPoint Hobeop is considered a highly competitive asset even amid market volatility, as it boasts a stable lease structure with a zero percent vacancy rate.


This investment is also significant as it demonstrates that Koramco's sector specialization strategy is translating into tangible investment results. Through organizational restructuring, Koramco has established specialized teams for each major real estate sector-offices, data centers, and logistics-and has separated investment, operations, and funding functions to strengthen expertise. Each sector team is now responsible for the entire process from identifying to executing investments, which has reportedly accelerated the pace of investment execution.


Since introducing a co-CEO system and sector specialization based on professional expertise last year, Koramco has successively acquired the Yeouido Hyundai Motor Securities Building, Bundang Doosan Tower, and Euljiro U5 Hotel. Additionally, the company has launched large-scale data center development projects in areas such as Jangnim in Busan and Uijeongbu, further accelerating sector-specific performance. Based on this strategy, Koramco recorded a total assets under management (AUM) of approximately 54 trillion won last year, firmly securing the second-largest position in the domestic commercial real estate investment industry.


Jangho Yoon, CEO of Koramco Asset Management, stated, "By securing an asset with a stable tenant base in the Deokpyeong and West Icheon logistics cluster at a competitive price, we have established a meaningful profit base for our investors. Based on our sector specialization system, we plan to actively expand investment opportunities in commercial real estate."
