The area around 4 Oriudong, Guro-gu, Seoul, located at the foot of Maebongsan Mountain, will be transformed into a large-scale complex with 1,292 residential units.

The Seoul Metropolitan Government announced on March 5 that this decision was made at the Second Urban Planning Committee and the Rapid Integrated Planning Maintenance Project, as well as the authorized subcommittee.

The city of Seoul raised and consolidated the existing Type 1 and Type 2 General Residential Zones into a unified Type 2 General Residential Zone. By applying a business feasibility adjustment coefficient (2.0 times), the city relaxed the permissible floor area ratio. As a result, the maximum building height has been increased to 25 floors.

There will also be public pedestrian spaces connected to Onsu Neighborhood Park, as well as senior centers, childcare facilities, and a public parking lot. The area around 4 Oriudong, situated at the foot of Maebongsan Mountain, is adjacent to Onsu Neighborhood Park and is known for its beautiful natural landscape. Taking into account the hilly terrain, the plan is to create a pleasant residential complex that harmonizes with the surrounding landscape, including terrace houses.

Choi Jinseok, head of the Housing Division at the Seoul Metropolitan Government, stated, "Following the redevelopment project for 49 Gaebong-dong last December, the promotion of the redevelopment project for the 4 Oriudong area will further improve the residential environment around Maebongsan Mountain and bring us one step closer to a more inclusive Seoul that grows with its communities. The Seoul Metropolitan Government will actively support the rapid supply of 1,292 residential units."
