When you exit Magok Station (Line 5 of the Seoul Metro) through Exit 1, you are greeted with a clean, new-town landscape. After passing a large shopping mall and walking for less than 10 minutes, you arrive at Magok M Valley Complex 7, considered the premier apartment complex in the area.
The exclusive 84㎡ unit at Magok M Valley Complex 7 in Gangseo-gu, Seoul, set a new record by selling for 1,985,000,000 won on February 26. After being sold for 1.7 billion won in March last year, the price climbed to 1,895,000,000 won by October of the same year, and then jumped another 100 million won in just three months. Recently listed units of the same size are now being offered for 2.2 to 2.4 billion won. A local realtor commented, "You shouldn't think of Gangseo-gu as it used to be," adding, "For standard units, you now have to expect prices of 2.2 or 2.3 billion won."
Since 2007, the Magok District, spanning Magok-dong and Gayang-dong, has attracted major conglomerates such as LG, Lotte, Kolon, and E-Land, highlighting its advantage of proximity between workplaces and residences. With well-developed infrastructure and transportation, it has become a major residential area in western Seoul. Recently, large shopping malls like One Grove Mall have also opened in the area.
Magok M Valley Complex 7 is located within a "triple station area," with Magongnaru Station (Line 9 and Airport Railroad) and Magok Station (Line 5) both accessible within a 10-minute walk. You can reach Yeouido in about 20 minutes, and the Airport Railroad makes both Gimpo Airport and Incheon Airport easily accessible, making it highly popular among related industry workers. In addition, Line 5 and Line 9 allow you to reach Gwanghwamun Station and Sinnonhyeon Station in about 30 minutes each.
According to local realtors, transactions by LG employees have been steadily increasing. Another nearby realtor explained, "When LG Science Park first moved in, there were no inquiries from employees, but demand has been consistent for the past three years," adding, "People see the area as undervalued and appreciate the proximity to work, so sales inquiries have recently increased."
One Grove, a large shopping mall that houses Emart Traders, Kyobo Bookstore, and various other brands, is less than 10 minutes away, and the Seoul Botanic Park is also nearby. This infrastructure is particularly favored by young people and working moms. It was common to see young residents pushing strollers on walks or heading to the shopping mall.
There is no elementary school within the complex. However, Gonghang Elementary School, near Complex 6, is connected by a walking path, allowing students to reach it without crossing any roads. Magok Middle School is also within a 10-minute walk. Previously, the school district was considered a downside, but as more people have moved into the area recently, the atmosphere has changed. One realtor noted, "There is talk that the academic environment has noticeably improved."
