원본보기 아이콘A total of 618 apartment units in buildings up to 35 stories above ground will be supplied in the station area of the Dongsomun 2 District in Seongbuk-gu, Seoul, where the urban renewal project has been delayed for more than 20 years.
The Seoul Metropolitan Government announced on the 6th that it convened the 2nd Integrated Deliberation Committee for Urban Regeneration Projects of the Seoul Metropolitan Government and decided on "modification approval with conditions" for seven areas, including the maintenance plan, architecture, landscape, traffic, and fire safety, related to the "Dongsomun 2 District housing redevelopment maintenance project in Seongbuk-gu."
In the Dongsomunje 2 District, 81% of the buildings are old structures, and the high housing density has resulted in overall poor residential conditions, including daylight, ventilation, and safety, making it an area in urgent need of renewal. Although it was designated as a redevelopment district in 2002, the project stalled due to a lack of resident consent. Even after the establishment of the association in 2008, the project remained stagnant for a long period because it was considered to lack economic feasibility.
With this decision, four apartment buildings up to 35 stories above ground, totaling 618 units, are scheduled to be supplied in the Dongsomun 2 District. In particular, as it is directly connected to Hansung University Station on Subway Line 4, it enjoys excellent accessibility to the city center.
Reflecting its locational characteristics adjacent to Seongbukcheon Stream, the project site will include commercial facilities and public open spaces connected to the riverside promenade. Given that a cherry blossom festival is held along Seongbukcheon, the completion of this project is expected to contribute to revitalizing the local commercial district and community.
This integrated deliberation accelerated the project by reviewing changes to the maintenance plan and other matters in a single process. In addition, the plan includes the construction of a public office building within the complex, significantly enhancing public services. The city also requested that detailed plans for utilizing the public open space be linked with the nearby Seongbukcheon Stream.
The city stated, "The redevelopment of the Dongsomun 2 District is not just about supplying housing; it is a case that will usher in a golden era for northern Seoul by creating a pleasant neighborhood centered around the riverside," adding, "By applying Season 2 of the Rapid Integrated Planning program, we will thoroughly manage the project so that housing supply can proceed quickly."
