On December 11, Meteus Asset Management announced that it had successfully completed its value-add strategy for R-tower, located in Bundang-gu, Seongnam City.
The key factor driving the project's success was attracting new tenants from emerging industries.
After acquiring Newborn Tower, Meteus Asset Management changed the building's name to R-tower. This move was intended to simultaneously implement a renewal strategy and reestablish the brand. The goal was to create a modern image favored by technology-based companies.
The company vacated the long-term hospital tenant and reorganized the floor layout to accommodate technology companies with high leasing demand. The leasing lines were redesigned. Rebellions, a unicorn company in the domestic artificial intelligence (AI) semiconductor sector, has newly moved into R-tower.
Industry experts note that attracting Rebellions played a decisive role not only in enhancing the building's brand value but also in securing a long-term, stable leasing structure.
R-tower's competitiveness was further strengthened by simultaneously carrying out renovations of the building's common areas, improving energy efficiency, and upgrading the work environment. The modernization work, conducted after adjusting for vacancies, had a positive impact on both rental rates and demand expansion.
A representative from Meteus Asset Management stated, "We focused on fundamentally enhancing the building's value not only through physical improvements but also by restructuring the tenant mix and redefining the brand. Attracting growth companies such as Rebellions was a pivotal turning point in securing R-tower's future competitiveness."
The real estate industry regards this as a representative success story in which the value-add strategy has led to tangible value appreciation in the domestic office market.
