As Daegu Metropolitan City unveils its urban rail network construction plan, attention is turning to residential complexes expected to benefit from future transportation developments. In particular, the proposed extension of Daegu Urban Railway Line 2 to Amnyang District in Gyeongsan is under review, highlighting the potential for value appreciation in nearby residential areas.
On June 26, Daegu Metropolitan City revealed the main route map for the "Daegu Metropolitan City Urban Rail Network Construction Plan" and held a public hearing to gather resident feedback. In accordance with relevant planning guidelines, the city selected routes that meet both economic feasibility (B/C ratio of 0.7 or higher) and policy validity (AHP of 0.5 or higher) as priority candidates. The city also stated that it comprehensively considered transportation demand and the effect on regional balanced development when finalizing the candidate routes. The six routes included in this plan are: the southern extension of Line 3, the circular Line 5, Okpo extension of Line 1, Yeongcheon Geumho extension of Line 1, Suseong South Line 6, and Amnyang extension of Line 2.
Among these, the Amnyang extension of Line 2 is drawing the most attention from the market. The route is planned to run from Yeungnam University Station along the underground section of Daehak-ro, with a total project cost estimated at approximately 169.8 billion won. The extension will connect Yeungnam University Station, currently the terminus of Line 2, to Amnyang-eup.
If the extension proceeds as planned, connectivity between Gyeongsan and downtown Daegu is expected to improve significantly. In particular, transportation conditions in the residential zone centered on Amnyang-eup will be enhanced, leading to shorter commute times, revitalization of commercial districts, and overall improvements in living infrastructure.
A real estate market expert commented, "If the Amnyang extension of Daegu Urban Railway Line 2 becomes a reality, Gyeongsan and Daegu will effectively become a single living zone. Both those commuting to Daegu and residents of Gyeongsan should consider securing complexes that may become future station areas in advance."
Amid such expectations, interest is growing in complexes expected to directly benefit from the Amnyang extension of Line 2. "Gyeongsan I-Park," located in Amnyang-eup, Gyeongsan City, stands out as a rare large-scale branded complex in the area. Notably, some canceled units are being offered at prices similar to those from four years ago, making it an attractive option for buyers who value both the potential transportation boost and price competitiveness.
"Gyeongsan I-Park" consists of nine buildings, from two basement levels to 29 above-ground floors, with exclusive areas ranging from 84 to 142 square meters, totaling 977 units. When it was supplied in 2021, all units were sold out early.
Within a 1.5-kilometer radius of the complex is Yeungnam University Station on Daegu Urban Railway Line 2, providing excellent accessibility to Suseong District in Daegu. The area is also well-connected by road networks such as Gyeongsan IC, Hwarang-ro, and National Route 25, allowing for convenient commuting.
The complex also boasts outstanding living infrastructure. Residents can access the central commercial district near Yeungnam University Station and various lifestyle and cultural amenities. There are also abundant convenience facilities nearby, including Emart and Homeplus in the Jungsan District. In addition, parks such as Mawiji Neighborhood Park and Gammot Dullegil are adjacent, offering a pleasant residential environment.
In terms of education, the complex is adjacent to Amnyang Elementary School, and Amnyang Middle School is within walking distance, providing a safe educational environment. Several other schools, including Gyeongsan High School, Gyeongsan Science High School, Yeungnam University, Daegu Catholic University, Daegu Haany University, and Daegu University, are also located nearby.
Price competitiveness is another major advantage. This is because the expected sale prices of upcoming complexes in Gyeongsan, such as "Sangbang Park Hoban Summit Phase 1" and "Penta Hills W," are forecast to start at a minimum of 500 million won for an 84-square-meter unit. In fact, according to the pre-sale notice for the Da-im District, which was canceled this year, the estimated sale price for an 84-square-meter unit in B3 Block "Raon Private" was about 570 million won, and about 650 million won for M1 Block "Bando Ubora."
A representative from the "Gyeongsan I-Park" sales team stated, "Interest in Gyeongsan I-Park has increased further since the announcement of the Daegu urban rail network construction plan. Since the available units are only those canceled due to personal reasons, supply is limited, so prospective buyers should act quickly if they wish to sign a contract."
