GS Engineering & Construction to Build Tallest Steel Modular Apartment... Wins Siheung Geomo Public Housing Project

GS Engineering & Construction announced on December 3 that it has signed a contract for the Siheung Geomo A-1BL Integrated Private Participation Public Housing Construction Project, commissioned by Korea Land & Housing Corporation (LH).

The project site, located within the Siheung Geomo Public Housing District in Geomo-dong, Siheung-si, Gyeonggi Province, will consist of a total of six buildings with 801 residential units. The complex will feature three conventional reinforced concrete apartment buildings and three steel modular apartment buildings. Among the steel modular buildings, one will rise to 14 stories, making it the tallest steel modular apartment building in South Korea to date. The total contract value for this project is approximately 185.8 billion KRW, with completion scheduled for 2029.

This project will incorporate several proprietary technologies developed by GS Engineering & Construction over many years, including patented high-rise modular fire resistance technology and advanced module-to-module connection techniques. Modular construction involves prefabricating most of the building structure and electrical wiring in a factory, then assembling the components on-site like Lego blocks. Steel modular construction utilizes steel as the main structural material.

The high-rise modular fire resistance technology is designed to maintain the structural integrity of the building even under high-temperature conditions during a fire. The module-to-module connection technology enables more precise connections and is a core technology for assembling steel modular buildings quickly and safely, even at greater heights. GS Engineering & Construction aims to leverage these accumulated technologies to enhance worksite safety and shorten construction periods.

A representative from GS Engineering & Construction stated, "This Siheung Geomo project will serve as a turning point for the domestic high-rise modular apartment market," adding, "It will not only be an apartment construction project but also an opportunity to showcase the advancement of modular construction technology."

Meanwhile, GS Engineering & Construction has built its technological capabilities and construction expertise through various modular projects such as the Incheon Ganghwa Sinmun 2 Complex and the GS Caltex Yeosu Plant office building. Notably, the Incheon Ganghwa Sinmun 2 Complex, completed this year, is the company's first modular residential facility.
