Hyundai Engineering & Construction's "Hillstate," ranked as the most preferred apartment brand in Korea, has once again demonstrated its overwhelming brand power in the regional pre-sale market. "Hillstate Jukrim The Proud," the first pre-sale complex in Jukrim 1 District, Yeosu, Jeollanam-do, drew attention by achieving a complete sell-out, with all units contracted as of March.

This complex recorded a high subscription competition rate of 160.5 to 1, with all 1,272 units selling out, reflecting strong demand from buyers. Industry experts view this as a rare case of a complete sell-out driven by brand power, especially notable given the economic slowdown and rising unsold housing inventory. According to data from the Ministry of Land, Infrastructure and Transport, as of the end of January this year, there were 72,624 unsold homes nationwide, with 3,447 in Jeollanam-do alone, indicating an overall market contraction.

Despite these challenging conditions, "Hillstate" continues to achieve strong results based on excellent site selection, superior product competitiveness, and consumer trust. Hillstate has received numerous accolades, including ranking first in the Premium Brand Index (KS-PBI) for multi-family housing and smart home services by the Korean Standards Association for three consecutive years (2023-2025), and first in the multi-family housing category of the Korea Brand Star by Brandstock for four consecutive years (2022-2025). Notably, in the apartment brand reputation survey announced by the Korea Corporate Reputation Research Institute, Hillstate has held the top spot in the apartment brand reputation index for 80 consecutive months, from April 2019 to November 2025, reflecting high consumer expectations.

This brand competitiveness is expected to continue in Ulsan. "Hillstate Seonam Lake Park," scheduled for pre-sale in December, will be located in Yaum-dong, Nam-gu, Ulsan. The project will consist of two complexes: 631 apartment units ranging from 84㎡ to 176㎡ and 122 officetel units of 84㎡, totaling 753 units.

The complex is situated near major industrial zones, including the Ulsan Mipo National Industrial Complex, designated as a secondary battery specialized zone, making it attractive for those seeking proximity to both work and home. Additionally, it boasts a prime educational environment with nearby Yaum Elementary, Middle, and High Schools, and is adjacent to a key commercial area with amenities such as Yaum Market, Homeplus, Lotte Mart, and Hyundai Department Store. Unlike typical mixed-use complexes, residents will enjoy immediate access to Seonam Lake Park, located right next to the development, greatly enhancing residential comfort.

Furthermore, the site is expected to transform into a prime transit zone, with the planned Yaum Sageori Station for Tram Line 2 located nearby, and Tram Line 1 also in the pipeline. This will not only improve transportation but is also expected to elevate the area into the central living district of Ulsan Nam-gu in the future.

"Hillstate Seonam Lake Park" is especially notable for its design and product features that are set to elevate residential standards in Ulsan. The complex will feature a skyline up to 44 stories high and expansive glass balconies for maximum openness and views. The sky lounges (34th floor in Complex 1 and 22nd floor in Complex 2) will offer premium community spaces with views of Seonam Lake Park and parts of downtown Ulsan, further enhancing the complex's symbolic status.

There are also significant differentiators in terms of design and technology. Hyundai Engineering & Construction will introduce, for the first time in Ulsan, the "H Silent Home System I" (living room, kitchen, hallway) to effectively reduce inter-floor noise and will use rock foundation structures to enhance building stability. The interiors will feature specialized storage spaces such as dressing rooms, pantries, and auxiliary kitchens, as well as premium finishing materials (optional), raising the overall quality of living.

In addition, only four large penthouse units (168㎡, 172㎡, and 176㎡) will be offered, providing premium options with top-floor views and rarity. These are expected to establish a symbolic presence for the emerging luxury residential town in the Yaum-dong area. Industry experts commented, "In new residential areas, iconic penthouses are a key factor in establishing a flagship image," and noted that "Hillstate Seonam Lake Park is also likely to attract strong interest from the region's high-end demand segment."

Moreover, hotel-style concierge and secretary services will maximize convenience, while Hyundai Engineering & Construction's integrated platform "my HILLS" will allow residents to access a variety of smart services after moving in, such as home IoT control, guest vehicle reservations, and management fee inquiries. Notably, my HILLS also offers a non-face-to-face medical consultation service as part of its concierge offerings. As a top-tier brand complex, Hillstate is expected to provide significantly better shared facilities, community spaces, and finishing quality compared to non-branded apartments, ensuring a superior residential environment.

Meanwhile, the scarcity of new branded developments is increasing in Nam-gu, Ulsan, due to a sharp decline in new supply, making this complex a focal point for raising the area's residential standards. The rare large-scale waterfront premium available at this site also adds to its value.

A sales representative stated, "Hillstate is leading the residential market nationwide based on strong brand trust," adding, "'Hillstate Seonam Lake Park' is drawing significant attention and positive reviews from local buyers as a future landmark of Ulsan, thanks to its excellent location and differentiated product features."

Meanwhile, the model home for "Hillstate Seonam Lake Park" will be located in Daldong, Nam-gu, Ulsan, and is scheduled to open in December.
