Apartment sale prices in Seongsan-gu, Changwon, are showing a clear upward trend.
According to the weekly apartment market data from the Korea Real Estate Board, the sale price index in Seongsan-gu, Changwon, Gyeongsangnam-do, has continued to rise for nine consecutive weeks: 99.60 in the third week of September, 99.64 in the fourth week of September, 99.68 in the fifth week of September, 99.75 in the second week of October, 99.90 in the third week of October, 99.99 in the fourth week of October, 100.25 in the first week of November, 100.35 in the second week of November, and 100.60 in the third week of November.
In particular, the week-on-week change rate in the third week of November was 0.25%, more than four times higher than the overall rate for Changwon (0.06%), marking the fourth highest figure among all city and county districts outside the Seoul metropolitan area.
Recently, record-high transaction prices have also been reported in individual complexes. In Yongho-dong, a 114-square-meter unit at 'Changwon Yongji I-Park' was sold this month for 1,495,000,000 won, surpassing the previous record of 1,485,000,000 won set in July 2022. Likewise, a 73-square-meter unit at 'Daewoo Apartment' in Sangnam-dong was traded this month for 580,000,000 won, significantly exceeding the previous record of 455,000,000 won set in March this year.
This upward trend is analyzed to be in line with the recent real estate market's tendency toward "selective recovery centered on preferred locations." Amid ongoing uncertainties such as interest rate volatility, there is a noticeable trend of end-user demand quickly returning to areas with well-established fundamentals, including proximity to workplaces, education, transportation, and convenience facilities.
Seongsan-gu in Changwon is regarded as a key residential area, offering accessibility to business districts, urban lifestyle infrastructure, and well-balanced urban facilities. This residential premium is serving as a major driver behind the recovery in demand.
Additionally, the recent active promotion of redevelopment projects centered on Seongsan-gu is raising expectations for improvements in the urban environment and residential conditions, further boosting the local market sentiment. According to the "Status of Redevelopment and Reconstruction Projects within the Jurisdiction" (September) released by Changwon Special City Hall, 23 reconstruction projects are underway in Seongsan-gu, and the area is expected to transform into a new residential town.
As a result, there is growing interest from buyers in 'Changwon Central I-Park,' which will be supplied in Seongsan-gu at the end of this month. The complex is drawing attention even before the official sale, thanks to its prime location within the core residential zone of Seongsan-gu, its large scale, and strong brand competitiveness.
The complex will be located at 90 Sinwol-dong, Seongsan-gu, Changwon Special City, Gyeongsangnam-do. It will consist of 12 buildings with two basement levels and up to 33 floors above ground, offering a total of 1,509 units with exclusive areas ranging from 59 to 103 square meters. Of these, 36 units with an exclusive area of 59 square meters will be available for general sale.
Notably, 'Changwon Central I-Park' is the first 'I-Park' brand complex to be supplied in Seongsan-gu in 10 years, following the popularity of 'Yongji I-Park,' which was launched in December 2014 and recorded an average subscription competition rate of 125.9 to 1. As a result, high interest from buyers is expected.
The residential environment is also outstanding. Administrative facilities such as Changwon City Hall, Gyeongsangnam-do Provincial Government, Changwon Jungbu Police Station, Gyeongnam Regional Military Manpower Administration, Changwon District Court, and Sangnam-dong Administrative Welfare Center, as well as shopping and cultural facilities such as Lotte Department Store, E-Mart, Sangnam Market, CGV, Seongsan Art Hall, and Citizens' Sports Center, are all located within about 1 kilometer of the complex.
Numerous schools, including Sinwol Elementary School, Sangnam Elementary School, Sinwol Middle School, Towol Middle School, and Changwon Sinwol High School, are all within walking distance. In addition, Changwon Square, Yongji Park, and Gaeumjeong Neighborhood Park are nearby, providing residents with opportunities to enjoy a healing lifestyle in the city.
The transportation network is also well established. Residents can easily travel within and outside the city via Wonui-daero, Dongsan-ro, and nearby Changwon-daero. Metropolitan access is excellent thanks to KTX Changwon Jungang Station and Changwon Intercity Bus Terminal.
The Changwon National Industrial Complex, where major companies such as LG Electronics, Hyundai Mobis, Hanwha Aerospace, and Hyosung Heavy Industries have production facilities, is just a 10-minute drive away. Commuting to other major industrial complexes such as Sahwa Cooperative Complex, Chang-gok General Industrial Complex, Masan Free Trade Zone, and Gimhae Technovalley is also convenient, allowing residents to benefit from the premium of proximity to workplaces.
'Changwon Central I-Park' will officially announce its tenant recruitment on the 28th and begin full-scale supply. Detailed information can be found on the official website or by phone inquiry. Move-in is scheduled for September 2026.
