Amendment to Redevelopment Promotion Plan Approved with Modifications

High-Rise Apartment Complex up to 49 Floors

A large-scale residential complex with approximately 1,600 units will be built in Jayang District 5 of Gwangjin-gu, where the project had been delayed for an extended period.


The Seoul Metropolitan Government announced on the 28th that it held an Urban Redevelopment Committee meeting and approved, with modifications, the 'Jayang District 5 Redevelopment Promotion Zone Change Designation and Redevelopment Promotion Plan Amendment (Draft)'.

The site was left idle for a long time due to disagreements among implementing parties, even though the Postal Service Information Center relocated to Naju in 2013 and the area was designated as a redevelopment promotion zone in 2018.


To expedite the project, the city separated the zones by implementing entity and improved business feasibility, including the floor area ratio. Following this decision, the site will be divided into the 26,017-square-meter Jayang District 5 Redevelopment Promotion Zone and the Jayang District 13 Maintenance Management Zone.


The area is expected to provide 1,699 units in buildings ranging from five basement levels up to a maximum of 49 floors. This includes 429 public housing units such as Mirinae House. By reflecting public contribution incentives, the floor area ratio will be increased from the previous 399% to 500%.


The plan also includes the creation of a library for local residents and open green spaces with walking trails. Unlike closed landscaping areas reserved for residents only, the open green space will be accessible to everyone, encouraging street-level vibrancy for the children's hospital and lower-floor retail spaces.


Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "With this amendment to the promotion plan, we expect the project to gain momentum and deliver a premium residential area that everyone, across all generations, will want to live in. Now that the conditions for development are in place, we will actively support the prompt supply of high-quality housing."
