Seongnam Bokjeong 1 PFV Co., Ltd. will begin accepting first-priority applications for the 'Bokjeong Station Epitte' private residential complex, supplied in Block B1 of the Seongnam Bokjeong 1 Public Housing District (hereafter, Bokjeong 1 District), on Tuesday, November 25, 2025. Having received the highest number of special supply applications among residential complexes in Gyeonggi Province in the second half of this year during the special supply application held the previous day, the complex has demonstrated strong competitiveness, raising expectations for a smooth first-priority application process.


Bokjeong Station Epitte consists of six buildings, ranging from two basement levels to 20 above-ground floors, with a total of 315 units, all featuring the highly sought-after exclusive 84㎡ layout. HL D&I Halla is responsible for construction. Of these, 110 units, excluding those allocated for special supply, are available for first-priority applications.


The application schedule is as follows: first-priority applications for residents of the designated area on Tuesday, November 25, 2025; first-priority applications for other areas on Wednesday, November 26, 2025; and second-priority applications on Thursday, November 27, 2025. Winners will be announced on Wednesday, December 3, 2025, and the contract signing period is scheduled for three days from Monday, December 15 to Wednesday, December 17, 2025. As of the announcement date (November 14, 2025), applicants must be heads of households aged 19 or older residing in the Seoul metropolitan area (Seoul, Gyeonggi, Incheon), not belong to a household owning two or more homes, and meet both the 24-month subscription account requirement and the minimum deposit for their region to be eligible for first-priority application.


Bokjeong Station Epitte has attracted significant attention from metropolitan area buyers, being referred to as a 'lottery' subscription due to its status as a price-capped complex within the Gangnam living area. In fact, the complex received the highest number of special supply applications among Gyeonggi Province residential complexes in the second half of this year during the special supply application held the previous day.


According to Korea Real Estate Board's Cheongyak Home, the special supply application for 'Bokjeong Station Epitte' held on Monday, November 24, 2025, received 6,727 applications for 205 units, recording a high competition ratio of 32.8 to 1. This result surpassed other popular complexes that attracted market attention, such as Hillstate Gwangmyeong 11 (6,643 applications), Cheolsan Station Xi (6,246 applications), The H Adelstar (3,724 applications), and Pungmu Station Prugio The Mark (2,386 applications).


Bokjeong 1 District, where 'Bokjeong Station Epitte' is located, borders the Gangnam area of Seoul and is adjacent to Wirye New Town, allowing residents to share various established infrastructure. Its excellent accessibility to Seoul and other parts of the metropolitan area is also a key advantage.


In particular, large-scale development projects are underway throughout Bokjeong 1 District, centered around Bokjeong Station, which is expected to become a triple transfer station, further enhancing its future value. Bokjeong Station, currently served by Seoul Subway Line 8 and the Suin-Bundang Line, will also be served by the Wirye Line tram, scheduled to open in the second half of next year.


Additionally, the 'Bokjeong Station Area' development-planned to be 2.2 times the size of COEX, with an estimated project cost of about 10 trillion won-along with the mixed-use development of the 'Bokjeong Station Transfer Center' and the recently commenced POSCO Global Center, is expected to have a significant ripple effect.


'Bokjeong Station Epitte' is the closest complex to Bokjeong Station within Bokjeong 1 District, offering excellent accessibility to Gangnam, often referred to as being in the 'Gangnam adjacent area.' Residents can reach Jangji Station in Songpa-gu in one stop and Jamsil in 11 minutes via Seoul Subway Line 8, and travel to Suseo Station in Gangnam-gu in one stop and Seolleung Station in about 10 minutes via the Suin-Bundang Line.


The complex also boasts excellent educational and living environments. Seoul International School is located in front of the complex, with Bokjeong Elementary School, Wirye Haesol Elementary School (scheduled to open in March 2026), Changseong Middle School, Seongnam Girls' Middle School, Taepyeong Middle School, and Bokjeong High School nearby. Its location at the gateway adjacent to the Gangnam area and proximity to Wirye New Town highlights its access to the Gangnam and Wirye educational districts, as well as high-quality cultural and lifestyle infrastructure such as COEX, Samsung Medical Center, and Starfield Wirye.


The product features are also outstanding. The complex is primarily south-facing, with a variety of layouts tailored to different lifestyles, including 4-bay flat designs and open-plan tower structures.
