The real estate market in Samcheok, Gangwon Province, is facing a dual crisis of an extreme shortage of jeonse (long-term lease) listings and a cliff in new housing supply. As a result, housing purchase sentiment is rapidly shifting toward end-users. The perception that "you can buy later" is weakening, and the relative scarcity of new apartments with prime locations, competitive prices, and reputable brands is becoming more pronounced.


In reality, there are almost no jeonse listings available in Samcheok. According to Asil, a real estate big data company, as of November 20, there were only two apartment jeonse units available in Samcheok, rendering the jeonse market virtually paralyzed. While most existing homes are aging and demand for improved living conditions is high, the supply of new apartments to meet this demand remains extremely limited.


There are virtually no plans for new housing occupancy. According to Real Estate R114, from 2025 to 2027, there are zero new apartment units scheduled for occupancy in Samcheok, meaning there are no complexes set to be completed within the next one to two years. With supply essentially halted, local residents are shifting to the mindset that "if not now, it will be difficult to secure a new apartment."


In this environment of restricted supply, demand for new apartments is converging on specific areas due to locational factors. In particular, the Gyodong area, known as the "Gangnam of Samcheok" for its stable school districts and comprehensive lifestyle amenities, is emerging as a prime residential zone. The scarcity of new apartments here is drawing even greater attention from end-users.


An industry insider commented, "In cities like Samcheok, where old housing dominates and new supply has stopped, the market will inevitably shift back to new apartments for end-users. The value and scarcity of new complexes with prime locations, competitive prices, and reputable brands will only increase."


Against this backdrop, the "Triven Samcheok" complex, set to be built in the Gyodong area of Samcheok, is drawing attention. The complex will consist of four buildings, ranging from one basement level to 29 above-ground floors, with a total of 418 units. "Triven" is a new residential brand launched last year by Doosan Enerbility, the company behind "Trimage" in Seongsu-dong, Seoul, and is being introduced in the Gangwon region for the first time.


Located at the heart of the Gyodong living zone, the complex boasts abundant infrastructure. Major transportation networks like Donghae-daero, National Route 7, and Donghae Expressway are also well-developed, ensuring convenient mobility.


The product competitiveness is also outstanding. "Triven Samcheok" is comprised entirely of mid-to-large-sized units, with 369 units at 84 square meters and 49 units at 99 square meters, reflecting strong local preferences. All units feature a 4-bay, dual-ventilation layout to maximize space utilization, ventilation, and views. Both the 84 and 99 square meter unit types include a pantry, entrance storage, and a dressing room, providing diverse storage options, while the latest LDK (Living-Dining-Kitchen) layout arranges the living room, dining area, and kitchen in a row.


Furthermore, the complex offers generous parking, with two spaces per unit, most of which are designed as wide flat parking spaces to minimize parking stress. In addition, two elevators per line help reduce waiting times, greatly improving convenience for residents.
