'Imun I-Park Xi I-CANVAS,' currently under development in the Imun·Hwigyeong New Town in Dongdaemun-gu, Seoul, is seeing a surge in inquiries from brand headquarters and prospective tenants as it prepares for occupancy at the end of November.


With only about a month left until move-in, the complex is rapidly establishing itself as a new central hub, poised to replace the existing commercial district near Hankuk University of Foreign Studies. The area around the university has been criticized for its aging facilities and limited diversity of businesses, which have weakened its competitiveness. Inquiries are steadily increasing from sectors targeting young consumers, such as branded cafes, bakeries, and small restaurants, as well as from premium convenience services, skin care, hair and lifestyle care businesses, academies, and educational services.


The location, which serves as a midpoint between a university district and a residential commercial zone, is also appealing to brand headquarters. Some well-known franchises that were considering entering the area have already finalized their contracts. Local commercial district experts analyze, "Once the Imun·Hwigyeong New Town is completed as a large-scale residential belt, a new consumption structure distinct from the existing university district will emerge, with I-CANVAS naturally becoming the central axis."


A sales representative stated, "The consumer base is broad, including not only university students but also families and nearby office workers, which is why both the stability and sustainability of the commercial district are highly regarded." The representative added, "The period just before occupancy is the most crucial time for brands and tenants seeking a first-mover advantage." Amid recent trends of strengthened residential regulations, there is growing interest in commercial properties with solid fundamentals, and investment inquiries are continuing steadily.


The Imun I-Park Xi I-CANVAS promotional center is located within the commercial area of Raemian La Grande Phase 2.
