The first residential complex to be launched in an area slated for large-scale redevelopment projects is attracting attention.
In regions undergoing redevelopment and reconstruction projects, early-phase residential complexes not only offer more reasonable pre-sale prices compared to later phases, but also secure superior locations ahead of time. As a result, these complexes are considered attractive for both high living satisfaction and the potential for capital gains. This trend has become even more pronounced recently as pre-sale prices have risen sharply.
In fact, the price gap between early and subsequent residential complexes is significant. According to Real Estate R114, the pre-sale price per 3.3 square meters for 'Gwangmyeong Arc Fore Xi Weave,' the first residential complex in Gwangmyeong New Town, Gwangmyeong, Gyeonggi Province, was 17.74 million won when it was launched in December 2017. In contrast, 'Gwangmyeong Central I-Park' (launched in August 2023) and 'Trius Gwangmyeong' (launched in October 2023) were priced at 33.2 million won and 33.66 million won per 3.3 square meters, respectively, nearly doubling within a few years. For a standard exclusive area of 59 square meters, the pre-sale price rose by as much as 350 million won in less than six years. The upcoming 'Hillstate Gwangmyeong 11' (tentative name), scheduled for launch in October, is reportedly aiming for a pre-sale price of around 47 million won per 3.3 square meters.
A similar pattern can be observed in Uiwang. The pre-sale price per 3.3 square meters for 'Uiwang The Sharp Castle,' a reconstruction project in the Ojeon A District (launched in June 2018), was 14.99 million won. However, in the neighboring Naeson D District redevelopment, 'Indeokwon Xi SK View' (launched in September 2022) and 'Indeokwon Persviel' (launched in May 2023) were priced at 29.09 million won and 29.27 million won, respectively, nearly doubling in just a few years.
Due to the continued rise in construction costs, pre-sale prices are expected to maintain an upward trend in the mid- to long-term, further highlighting the price competitiveness of early-phase residential complexes. In fact, according to the Housing and Urban Guarantee Corporation, as of July this year, the nationwide average pre-sale price for private apartments increased by 58.07% over the past five years.
Early-phase residential complexes also show a clear difference in premium. According to the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system, a 59-square-meter unit in 'Hwigyeong SK View,' the first complex in the Imun-Hwigyeong New Town in Dongdaemun-gu, Seoul (launched in December 2015), was traded for 1.1 billion won in July this year. This is 675 million won higher than the average pre-sale price of 425 million won. In comparison, a 59-square-meter unit in the subsequent 'Hwigyeong Haemoro Prestige' (launched in October 2017) was traded for 880 million won in August, an increase of only 449.6 million won compared to its pre-sale price of 430.4 million won. Despite having the same area and being in the same living zone, the premium for the early-phase complex was over 200 million won higher.
A real estate industry expert commented, "There is a saying in the real estate market: 'You enter in boots and leave in dress shoes.' In newly developing residential areas, entry barriers are relatively low in the early stages, and as time passes, the value of the area rises, creating a premium. Therefore, if you carefully assess the future value and invest early, you can fully enjoy the advantages of being an early resident."
Against this backdrop, GS Engineering & Construction's 'Anyang Xi Herition,' which is being launched through the Sangnok District Housing Redevelopment Project in Anyang-dong, Manan-gu, Anyang, Gyeonggi Province, is drawing attention.
Recently, three districts around Myeonghak Station, including Anyang 8-dong Administrative Welfare Center, Sungkyul University, and Manan Library, have been newly designated as redevelopment maintenance zones. Anyang Xi Herition is the first residential complex to be launched in the Myeonghak Station area redevelopment project.
The complex will consist of 17 buildings with 5 basement levels and up to 29 above-ground floors, totaling 1,716 units. Of these, 639 units with exclusive areas ranging from 49 to 101 square meters, excluding those allocated to association members and for rental, will be offered for general sale, with a focus on small and medium-sized units.
Anyang Xi Herition is located about a five-minute walk from Myeonghak Station on Subway Line 1, allowing direct access to major business districts such as Gasan Digital Complex Station, Yongsan Station, Seoul Station, and City Hall Station without transfers. At Anyang Station and Geumjeong Station, one stop from Myeonghak Station, the Wolgot-Pangyo Line and GTX-C Line are planned, respectively.
Myeonghak Elementary School is within walking distance to the south of the complex, and students can also walk to Seongmun Middle and High Schools. The highly regarded Shinsung Middle and High Schools are also nearby. Anyang City is home to various advanced industrial complexes, including Anyang Venture Valley, Anyang IT Complex, Anyang International Distribution Complex, and Pyeongchon Smart Square, offering excellent proximity to workplaces.
In addition, residents will have convenient vehicle access to major retail facilities such as Lotte Department Store (Pyeongchon branch), E-Mart (Anyang branch), Homeplus (Pyeongchon branch), and NewCore Outlet (Pyeongchon branch), as well as Anyang Ilbeonga. Within a 1-kilometer radius are a variety of amenities, including the Manan District Office, Manan District Health Center, Metro Hospital, and Anyang Art Center.
A pleasant residential environment is another advantage. The complex borders Surisan Mountain to the south, with some units offering mountain views. Nearby, there are riverside walking trails along Anyangcheon and parks such as Myeonghak Park.
Meanwhile, the application schedule for Anyang Xi Herition begins with special supply on Tuesday, December 2, followed by first-priority applications on Wednesday, December 3, and second-priority applications on Thursday, December 4. The winners will be announced on Wednesday, December 10, and the contract signing for successful applicants will take place over three days from Monday, December 22 to Wednesday, December 24. The model house for Anyang Xi Herition is located in Anyang-dong, Manan-gu, Anyang, Gyeonggi Province, and residents are expected to move in during the second half of 2029.
