With Incheon Metropolitan City recently ranking first nationwide in net population inflow, the local real estate market is showing signs of a rapid recovery. In particular, new apartment complexes being offered for sale are attracting strong interest from genuine homebuyers.
According to resident registration population statistics for September 2025 released by the Ministry of the Interior and Safety, Incheon recorded a net population inflow of 3,422 people for the month, ranking first among all metropolitan municipalities in the country. For the cumulative total in the third quarter, Incheon’s net inflow reached 7,025 people, surpassing neighboring Gyeonggi Province and demonstrating a clear upward trend.
This influx of population is directly revitalizing the local real estate market. As new apartment sales are actively underway in major new towns and development districts, key areas such as City Ociel, Songdo, Cheongna, and Geomdan are receiving a steady stream of inquiries from potential buyers.
Especially as transportation networks expand, living infrastructure improves, and stable educational environments are established, interest from younger generations and newlyweds is rising. As a result, the age group entering the subscription market is gradually shifting from people in their 40s and 50s to those in their 30s and 40s. With homebuyers becoming more selective, attention is focusing on complexes that are newly built and branded, offer a variety of unit sizes to suit different lifestyles, feature specialized floor plans tailored to younger buyers, and are developed by major construction companies with proven locations and residential environments.
In this climate, complexes currently on sale or scheduled for launch in Incheon are drawing market attention by emphasizing brand competitiveness, specialized designs, and locational advantages. Among prospective buyers, there is also growing activity in checking sales schedules in advance and devising pre-subscription strategies.
As a result, record-high transaction prices for new apartments are continuing. According to data from the Ministry of Land, Infrastructure and Transport’s actual transaction price disclosure system, in October of this year, a 59-square-meter unit in 'Umi Lin Park View Complex 1' (occupied in July 2023) in Seo-gu, Incheon, was sold for 485 million won, up 22.5 million won from the previous record high. In the same month, an 84-square-meter unit in 'Songdo American Town The Sharp' (scheduled for occupancy in June 2025) in Yeonsu-gu was sold for 830 million won, 11 million won higher than the previous record.
An industry expert commented, "As the gateway city to the northwestern Seoul metropolitan area, Incheon continues to see steady residential demand thanks to ongoing new town developments with expanded transportation networks and self-sufficient functions. Combined with relatively reasonable sale prices, abundant living infrastructure, and strong preference among genuine buyers, the Incheon real estate market is likely to maintain a stable upward trend going forward."
Meanwhile, attention is focusing on the upcoming supply of new complexes in City Ociel, which is being developed as a mini-new-town-scale integrated city within Incheon.
HDC Hyundai Development Company, Hyundai Engineering & Construction, and POSCO E&C plan to launch sales for 'City Ociel Complex 8' in November, located in the joint 2BL area of the Yonghyeon-Hakik Block 1 urban development district in Incheon. The complex will consist of seven buildings, ranging from three basement levels to 46 above-ground floors, with a total of 1,349 units sized between 59 and 136 square meters.
The complex boasts an excellent location. First, it is within a 500-meter radius of Hakik Station (planned) on the Suin-Bundang Line, making it a true station-area property with walking access to the station. Once the station opens, residents will be able to travel directly to major Seoul areas such as Gangnam-gu Office, Seoul Forest, and Suseo without transfers. The location also offers convenient connections to most lines, including Seoul Subway Line 1, Songdo Station (KTX), and the Gyeonggang Line (Wolgot-Pangyo), making travel throughout the Seoul metropolitan area easy.
The outstanding living infrastructure of City Ociel as a luxury integrated city is also a highlight. The complex offers an excellent educational environment, with an elementary school (planned) nearby and middle and high schools (planned) within walking distance. In addition, 'Star Ociel,' a large commercial, cultural, and business zone within City Ociel, is easily accessible. Star Ociel is expected to house facilities such as Incheon Museum Park (in progress), a cinema, shopping centers, and a variety of convenience, shopping, and cultural amenities.
The residential environment is also pleasant. In front of the complex, a grand park of approximately 370,000 square meters-comparable in size to Songdo Central Park-is planned. Namhang Neighborhood Park, Munhak Mountain, and Gaetgol Retention Basin are also all nearby. Furthermore, a pedestrian boulevard (Link Ociel) connecting the grand park and City Ociel will provide easy access to a pleasant natural environment and a one-stop arts and culture district.
Additionally, Incheon, where the complex is located, is expected to benefit from regulatory exemptions. Under the government's October 15 real estate policy, all of Seoul and 12 areas in Gyeonggi Province have been designated as regulated zones, tightening conditions for subscriptions and loans. In contrast, Incheon has been excluded from these restrictions, so the loan-to-value ratio for interim payments remains at 60 percent, making it relatively easier for buyers to purchase homes.
Furthermore, City Ociel, which is being developed as part of an urban development project, is expected to become a fully self-sufficient city upon completion. By the time the complex is ready for occupancy, residents will be able to enjoy the abundant infrastructure of both City Ociel and the surrounding area, further enhancing its future value and residential convenience.
Meanwhile, the model home for 'City Ociel Complex 8' is scheduled to be set up in the Aam-daero area of Michuhol-gu, Incheon Metropolitan City.
