The Mokhwa Apartments near Yeouinaru Station on Subway Line 5 will be transformed into a residential complex with 428 units, offering both housing and jobs. This marks the seventh redevelopment plan finalized among the 12 complexes in Yeouido.
The Seoul Metropolitan Government announced on the 4th that the 11th Urban Planning Committee and the relevant subcommittee for expedited integrated planning have approved, with modifications, the Mokhwa Apartment reconstruction and redevelopment plan.
Mokhwa Apartments is a complex consisting of two buildings with 312 units, completed in 1977 and located along the Han River. Under the new plan, the zoning will be changed from Type 3 General Residential Area to General Commercial Area, and the site will be redeveloped into a mixed-use complex with up to 49 floors and 428 units.
On the east side of the complex, a public pedestrian passage and an elevated walkway will be installed to improve access to Hangang Park. The bicycle path along Yeouidong-ro, which is currently about one meter lower than the complex, will be raised to match the complex level, enhancing the pedestrian environment.
A key feature of the Mokhwa Apartment redevelopment plan is the addition of self-sustaining functions by introducing startup support facilities and public dormitories to link jobs and housing. By combining startup support facilities for early-stage entrepreneurs with residential facilities, the plan creates an environment where young people and single-person households can address both work and housing needs simultaneously. This reflects the increasing demand for single-person housing and the local characteristics of Yeouido, which has a high concentration of office workers.

Additionally, efforts are being accelerated with the goal of finalizing redevelopment plans for all 12 complexes in the Yeouido area by the first half of 2026.
Of the six complexes whose redevelopment plans were finalized before Mokhwa Apartments, Daekyo and Hanyang Apartments have received approval for their implementation plans, while Sibeom and Gongjak Apartments are preparing for integrated review. Jinju and Sujeong Apartments are preparing to establish their associations. Meanwhile, Gwangjang (28), Samik, and Eunha Apartments are in the process of drafting redevelopment plans, and Sambu and Gwangjang (38) are receiving consulting for expedited planning.
Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, said, "As Mokhwa Apartments is reborn as a premium mixed-use residential complex equipped with residential, job, and public functions, it will have a positive impact on projects throughout the Yeouido area," adding, "We will work to advance the project quickly to ensure a stable supply of high-quality housing."
