The value of residential complexes with larger service areas is gradually increasing in the pre-sale market. As pre-sale prices continue to soar, the burden of high prices is growing, and demand is concentrating on complexes that offer a larger usable area relative to the price.
The service area typically includes spaces such as balconies and terraces, which are not included in the pre-sale price. Even for apartments with the same exclusive area, complexes with larger balconies and terraces allow buyers to gain additional space without extra cost, effectively reducing the overall price per square meter.
According to the "Economics of Balconies" report published by Hana Institute of Finance, expanding the balcony from 15 square meters to 30 square meters in an apartment with an average price of 6 million won per square meter for exclusive area can increase residential value by about 75 million won. This demonstrates a tangible economic benefit.
The popularity of the 4-Bay layout is also due to the large service area. Balconies are provided along the living room and bedrooms, maximizing space efficiency when expanded. In complexes with exceptionally large service areas, a 30-pyeong (approximately 99 square meters) apartment with an exclusive area of 84 square meters can offer a usable area approaching 40 pyeong (about 132 square meters).
A representative example is Ilsin Construction’s "Cheonan Humanville First City," which is scheduled for pre-sale this month and marks the company’s first project in Cheonan. This complex consists solely of the 84 square meter exclusive area type, which typically corresponds to 33-34 pyeong, but each type features highly refined, specialized layouts, resulting in a usable area ranging from the high 30-pyeong range to over 40 pyeong.
For instance, the 84㎡D type, when including the service area, offers a usable area of approximately 40.9 pyeong, even though it is technically a 30-pyeong type. In addition to the D type, the A, B, and C types all provide generous service areas, resulting in even larger usable spaces. This layout is considered one of the most outstanding not only in the Seongseong residential district but also across all of Cheonan.
Ilsin Construction has also tailored the layouts of each type to meet the needs of different buyers, in addition to expanding the service area. The 84㎡A type features a kitchen-centric layout designed for families, with a standard "ㄷ-shaped" kitchen that can be changed to an "11-shaped" layout as an option. It also boasts a spacious area that can accommodate an eight-person dining table, along with a sense of openness thanks to large windows.
The 84㎡B type is characterized by a layout that maximizes the openness of the living room. A movable wall between Bedroom 2 and the living room allows for flexible expansion, enabling residents to configure the space according to family composition and needs. When expanded, residents can enjoy both a wide-open feeling and high space utilization, and the quality of the standard finishing materials has also been enhanced.
The 84㎡C type maximizes storage space, providing a kitchen pantry, walk-in closet, and entryway storage as standard. The walk-in closet in Bedroom 1 can be separated for use by couples. Optional upgrades include luxurious kitchen cabinetry and a large black island, creating a more upscale atmosphere.
The 84㎡D type stands out for its four bedrooms and three-sided balcony, which greatly expands the usable area. The wide balcony connected to Bedroom 1 and the multipurpose room (alpha room) provide versatile spaces that can be adapted to residents’ lifestyles.
In addition, the complex will feature two floors of community facilities. The second basement level will include a luxurious lobby, lounge, kids’ zone, indoor gymnasium, study room, and open library. The third basement level will house a garden (courtyard) within the community, Cheonan’s highest-standard fitness club (including a GX room), a golf zone with screen golf facilities, locker rooms, showers, meeting rooms, hobby rooms, and a guest house, further enhancing convenience for residents.
Despite the significantly improved design quality, the prices are set at the most reasonable level in the Seongseong residential district. The pre-sale price for Cheonan Humanville First City ranges from 450 million to 550 million won, which is tens of millions of won lower than nearby complexes previously released. The combination of reasonable pricing and high product quality has generated strong early interest.
An industry insider commented, "Complexes supplied in the Seongseong residential district have performed well compared to other areas of Cheonan, and Cheonan Humanville First City is attracting particular attention as a complex that offers both price competitiveness and high design quality."
Meanwhile, Cheonan Humanville First City will open its model home on the 24th, followed by special pre-sales on the 27th, first-priority applications on the 28th, and second-priority applications on the 29th. The official contract period is scheduled for November 16-18.
The model home will be located in Jangjae-ri, Baebang-eup, Asan-si, Chungcheongnam-do.
