Apgujeong District 3, the largest among the Apgujeong reconstruction sites, has finalized its redevelopment plan. This marks the fourth site among the Apgujeong reconstruction projects to move forward. The landmark building will rise to approximately 250 meters (about 70 stories), and a mixed-use pedestrian and vehicle passageway traversing north to south will also be constructed.
On October 2, the Seoul Metropolitan Government announced that it had convened the 10th Urban Planning Committee's delegated subcommittee and approved-with modifications-the decision to change the maintenance plan for Apgujeong District 3, the basic development and urban management plan for the Apgujeong Apartment District, and the landscape review proposal.
After reconstruction, Apgujeong District 3 will consist of 5,175 households, including 641 public housing units. The tallest landmark building will reach up to 250 meters (about 70 stories), while the remaining buildings will be constructed at 50 stories or below. Apgujeong District 3 is composed of 3,934 households in Gu Hyundai (phases 1-7, 10, 13, and 14), Hyundai Daerim Villat, and Daerim Acrovill, all located along the Han River. The redevelopment plan has been finalized 42 years after the district's completion in 1978. Following District 2 (November 2024), District 4 (July), and District 5 (August), District 3 is the last of the ongoing redevelopment areas to pass the Seoul Metropolitan Government’s review.

원본보기 아이콘A mixed-use pedestrian and vehicle passageway will be constructed, running from the southern entrance of the complex through the northern side and connecting to Hangang Park. This will allow any visitor to Apgujeong easy access to Hangang Park. Initially, the residents’ association proposed an underground mixed-use passageway, but review committee members raised concerns about potential inconvenience for pedestrians, leading to a revision of the plan to build an above-ground walkway. A Seoul city official explained, "We have decided to arrange the mixed-use passageway so that people and bicycles travel above ground, while vehicles use the underground route. There will be a ring road on both the southern and northern sides of the complex, with a passageway crossing from south to north."
After reconstruction, Apgujeong District 3 will be developed as an open complex without fences. Community facilities such as a senior center, daycare center, small library, and care center will also be open to the public. Reflecting the results of this review, the district will promptly proceed with integrated reviews for architecture, transportation, education, and environment after the official announcement of the revised maintenance plan, finalize the architectural plans, and fully launch the project.
Choi Jinseok, head of the Seoul Metropolitan Government’s Housing Bureau, stated, "We expect that the Apgujeong area, a key location in Gangnam, will not only lead the way in waterfront residential culture but also create a diverse skyline and a unique Han River landscape. The Seoul Metropolitan Government will do its utmost to ensure that the remaining administrative procedures proceed as quickly as possible."
