Tae Young Construction is launching the first-priority subscription for "Seomyeon Urban Cent Desiang," a new residential complex in the Seomyeon area of Busanjin-gu, Busan, today.
Seomyeon Urban Cent Desiang will be located in Buam-dong, Busanjin-gu, Busan, and will consist of five buildings with 762 apartment units (211 available for general sale) ranging from 59 to 84 square meters of exclusive area, spread over three basement levels and up to 46 above-ground floors. In addition, there will be 69 officetel units (exclusive areas of 79 and 84 square meters), bringing the total to 831 units.
The detailed subscription schedule is as follows: first-priority applications will be accepted today, September 23 (Tuesday), and second-priority applications on September 24 (Wednesday). The winners will be announced on October 1 (Wednesday), and the official contract period will run for three days from October 15 (Wednesday) to October 17 (Friday).
For first-priority subscription, applicants must be at least 19 years old, have been members of a subscription savings account for at least six months, and have deposited at least the minimum required amount by region and area. Eligible applicants include heads of households, household members, and homeowners residing in Busan, Ulsan, or Gyeongsangnam-do. The resale restriction period is six months, and there are no mandatory residency or re-winning restrictions.
This first-priority subscription for Seomyeon Urban Cent Desiang is expected to attract significant interest. This is because 76% of the general sale units are allocated to high-rise floors above the 20th floor, which are highly preferred by buyers for their openness, allowing end-users to secure premium units.
The complex also offers competitive pricing to reduce the financial burden on buyers, further increasing interest. In fact, compared to recently supplied nearby complexes, the sale price for the 84-square-meter units is 100 million to 300 million KRW lower. Additionally, the project offers rational contract terms such as installment payment options for the first and second down payments, a fixed 10 million KRW contract fee, and 0% interest on 60% of the interim payment. As a result, the initial financial burden for buyers is expected to be significantly reduced.
Since the opening of the model home on September 12, Seomyeon Urban Cent Desiang has received a positive response from visitors, who praised its flat terrain, proximity to subway stations, and prime location within the Seomyeon lifestyle zone, as well as its investment value due to future development in the surrounding area.
The complex boasts a rare flat site in Busan and is located directly in front of Buam Station on Busan Subway Line 2, making it a prime "super-station" location. About 500 meters away is Seomyeon Station, an interchange for Lines 1 and 2, and nearby is Bujeon Station, where the KTX-Eum train stops, offering a "triple station" premium. In particular, Bujeon Station is set to benefit from the planned development of a multi-modal transfer center.
The educational environment is also excellent. Bujeon Elementary School and Seomyeon Middle School are within walking distance, and directly across from the complex are facilities such as a global village with diverse English programs, an English library, and a mathematics culture center.
Residents will also enjoy full access to the infrastructure of Seomyeon, Busan's central commercial district. Within a 1-kilometer radius are Lotte Department Store, Lotte Mart, Emart Traders, Lotte Cinema, CGV, Busan Concert Hall, and the 470,000-square-meter Busan Citizens Park. The area is also adjacent to On General Hospital, the first advanced general hospital in Seomyeon, and the "Seomyeon Medical Street," which is home to numerous large medical institutions.
The Seomyeon area, where the complex is located, is undergoing redevelopment as part of the Busan Citizens Park Revitalization Promotion District (including Promotion District 1, 2-1, and 3), and is expected to be transformed into a new residential town with about 9,000 units. In addition, redevelopment projects are underway in the Gaya-daero area (Gaya Districts 1 and 4) and the mixed-use development of the Gaya Homeplus site, further establishing the area as a residential hub and increasing its future value.
Seomyeon Urban Cent Desiang has enhanced its landmark value with its ultra-high-rise design of up to 46 floors and a south-facing layout to maximize sunlight and ventilation. The interior design features a four-bay flat layout, dressing rooms, and entrance storage spaces to improve storage and space utilization (details may vary by unit type).
The complex will offer a variety of community facilities, including a fitness center, male and female saunas, a small library, daycare center, and senior citizens' lounge. There will also be a children's playground called "Desiang Place," a ground fountain, rock gardens, dry gardens, and a secret garden, providing diverse landscaping features.
Seomyeon Urban Cent Desiang will also host a subscription event for customers who apply and verify their subscription, with generous prizes awarded by lottery. The first prize (1 winner) is an LG QNED AI TV (189 cm); the second prize (1 winner) is an LG Styler; the third prize (1 winner) is an LG StanbyME 2; the fourth prize (2 winners) is a Samsung Wet Mop Robot Vacuum; and the fifth prize (30 winners) is a Shinsegae gift certificate worth 100,000 KRW.
The model home for Seomyeon Urban Cent Desiang is located on Sincheon-daero in Busanjin-gu, Busan, and move-in is scheduled for September 2027.
