Recently, "glass" has emerged as a new keyword in determining the value of apartments in the real estate market. In the past, glass simply served as a window to separate the interior from the exterior and let in light. Now, it has been transformed into the "clothing" that defines an apartment's exterior, the "eyes" that maximize views, and a key finishing material that elevates the quality of indoor spaces.

One common feature among luxury apartments being built along the Han River in Seoul is the use of glass as the main element of their exterior design. The "curtain wall look" method, which covers the apartment's exterior with glass, is now being widely applied not only to ultra-high-rise residential complexes but also to luxury apartments. This is because glass is the most effective material for breaking away from uniform apartment designs and creating a sophisticated, modern city landmark image.


Transparent glass is also rapidly replacing metal railings that used to obstruct the view. "Glass railings" enable a "panoramic view" from the living room, allowing residents to fully enjoy the scenery outside without any obstructions. Maintenance is also easier. Metal railings would corrode due to rain and snow, requiring periodic removal of rust and repainting. In contrast, glass railings are highly durable, resistant to corrosion and discoloration, and can be kept clean with minimal effort.


An industry insider in real estate stated, "As competition to differentiate building exteriors intensifies, the aesthetic value of glass, which can instantly capture consumers' attention, is being reevaluated," adding, "Glass is more than just a material; it is the most powerful design element for expressing a complex's identity and luxury."


Inside the home, the "performance" of glass is just as important as its design. Technologies that prevent heat loss and block external noise through windows are directly linked to the quality of residential life. As a result, residents can dramatically reduce cooling costs in the summer and heating costs in the winter, while also preventing condensation caused by temperature differences between indoors and outdoors. Recently, "triple Low-E (low-emissivity) glass" has become standard in newly built apartments to maximize insulation and soundproofing effects.


Furthermore, glass is evolving beyond simply saving energy to actually generating energy. Solar panels installed on apartment rooftops or exterior walls are a prime example. In a broad sense, solar panels are "energy-generating glass," with "special reinforced glass" being the core component.


Kwon Il, head of research at Real Estate Info, said, "The 'value of experience' that residents feel every day-such as the view, sense of openness, and energy efficiency-is the key factor in determining housing prices," adding, "Glass is the most direct means of fulfilling all these values, and the glass used within a complex proves the apartment's premium value."


In the new apartment sales market, apartments that offer a premium through the use of glass are also attracting attention. For example, Doosan Engineering & Construction, in consortium with BS Hanyang, plans to launch sales in September for "Doosan We’ve & Sujain Bupyeong The First" as part of the Bugae 4 District Housing Redevelopment Project in Bupyeong-gu, Incheon. The project features a curtain wall look for a sophisticated appearance and designs balcony extensions with glass railings. According to Doosan Engineering & Construction, solar energy systems will also be introduced for energy savings.


Doosan We’ve & Sujain Bupyeong The First will be a large-scale complex with a total of 1,299 units, of which 514 units with exclusive areas of 46㎡, 59㎡, and 74㎡ will be available for general sale.
