This area consists mainly of small plots that are difficult to develop individually and contains many low-rise, aging houses. In particular, about 59% of the residences are semi-basement units, and the area suffered significant flood damage, being designated a special disaster zone in 2022. As such, there is an urgent need to expand flood prevention facilities and improve the sewage system.

The district is also close to the planned Dorim Sageori Station on the Shinansan Line and is adjacent to major roads such as Doshin-ro and Dorim-ro, providing excellent transportation accessibility.

Additionally, the nearby Singil New Town has completed its development into a high-rise apartment complex, greatly improving the residential environment. Redevelopment and maintenance projects are also actively underway in surrounding areas, including Dorim District 1 around Gochumal Children's Park in Dorim-dong, raising expectations for further enhancement of the local living environment and infrastructure.

The district office plans to actively support residents with administrative and technical challenges during the redevelopment process, aiming to reduce the time required to designate a maintenance zone from the previous five years to within two years.

Currently, 87 redevelopment and reconstruction maintenance projects are underway in the district, accelerating the improvement of urban environments in underdeveloped areas and the supply of housing.

Choi Hogwon, Mayor of Yeongdeungpo District, stated, "The selection of this site as a candidate for rapid integrated planning will accelerate the progress of the redevelopment project," adding, "We will continue to focus our administrative efforts on systematically improving underdeveloped areas."
