A residential complex with 3,014 units, including long-term lease housing and rental housing, will be built between Gongdeok Station and Hyochang Park Station on Subway Line 6.

원본보기 아이콘On September 2, the Seoul Metropolitan Government announced that it had convened the 2nd Subcommittee on Delegated Authority of the Urban Planning Committee and approved, with modifications, the designation of a maintenance zone and the maintenance plan (draft) for the urban maintenance-type redevelopment project to construct transit-oriented long-term lease housing in the area of 5-307 Hyochang-dong, Yongsan-gu.
The project site is located between Gongdeok Station on Line 5, Hyochang Park Station on Line 6, the central area of Mapo-Gongdeok, and the Munbae business district. Nearby are Hyochang Park and the Gyeongui Line Forest Trail Neighborhood Park. The area is also seeing active redevelopment projects, such as the Seogye-dong Fast-Track Integrated Planning Redevelopment Project.
With the passage of this maintenance zone designation, a total of 3,014 residential units will be constructed on a 75,212-square-meter site, with buildings rising up to 40 stories above ground and 4 stories below. This includes 706 long-term lease units and 453 redevelopment rental units. Of the long-term lease units, 50% are planned to be supplied in the future as 'Mirinae House' for newlywed couples.

원본보기 아이콘To secure views of Hyochang Neighborhood Park and Baekbeom-ro and to create a new community-centered hub park along the neighborhood street, non-residential facilities such as neighborhood living facilities will be arranged, forming an "open residential complex for local communication at the heart of the living area."
To secure views from Hyochang Park and considering the surrounding area and sloped terrain, a differentiated height and density plan has been established, with buildings ranging from 20 to 40 stories above ground. A 9,000-square-meter children's park will be created along Imjeong-ro and Hyochangwon-ro near Hyochang Park to provide a buffer and green space between the park and the residential area. An open community facility and a public office building will also be newly established.
To connect pedestrian pathways between Hyochang Neighborhood Park and the Gyeongui Line Forest Trail, a 12-meter-wide public pedestrian passage and an open plaza along Baekbeom-ro will be created within the complex. Neighborhood living facilities will be arranged along the main road, Baekbeom-ro, and along Hyochangwon-ro, the neighborhood street.
A Seoul city official stated, "Through the designation of the maintenance zone and the establishment of the maintenance plan for the transit-oriented long-term lease housing urban renewal redevelopment project near Hyochang Park Station (area of 5-307 Hyochang-dong), we expect to provide high-quality long-term lease housing around Hyochang Neighborhood Park and the downtown area, as well as living convenience spaces for local residents and citizens."
