On September 1, Samsung C&T’s construction division announced the launch of its “Next Remodeling” initiative, which upgrades residential performance to the level of newly built apartments while maintaining the existing building structure.

With the start of the “Next Remodeling” project, Samsung C&T is introducing core strategic technologies and customized package products. On August 27, the company held a partnership event with 12 apartment complexes in Seoul, Busan, Daegu, and Gwangju that were completed in the early to mid-2000s.

The new remodeling approach proposed by Samsung C&T targets apartment complexes experiencing inconvenience due to the aging of social functions, rather than just physical deterioration. Although apartments built since the 2000s feature significantly higher specifications than their predecessors, they offer lower service levels and face challenges in undergoing reconstruction or traditional remodeling, leaving partial repairs as the only viable option.

Next Remodeling aims to create high-end residential spaces by completely renewing both the interior and exterior design while utilizing the existing framework, and by implementing smart features and services to enhance quality of life. Since the building’s structure is maintained, the time required for safety reviews and permits can be shortened, and construction can be completed within two years, effectively halving the project duration. The method also conserves resources and minimizes safety risks by avoiding demolition of existing buildings.

After Next Remodeling, the apartments are reborn as new branded residences, improving resident satisfaction and raising asset values to the level of the latest apartments.

Samsung C&T has signed business agreements with organizations such as the Korea Institute of Civil Engineering and Building Technology and LX Hausys, and is continuously expanding its network to incorporate future technologies-such as smart homes, eco-friendly materials, energy saving, and automated parking-by discovering promising startups. By integrating with Samsung C&T’s residential platform, Homeniq, an even more advanced smart home environment is expected to be realized.

Kim Sunghwan, a research fellow at the Construction Industry Research Institute, stated, “The aging of high-rise apartments in densely populated urban areas, where multi-family housing is prevalent, is a highly complex issue that requires joint consideration by society and the industry. Next Remodeling will shift the existing perception of urban regeneration from demolition and new construction to a new paradigm that restores urban functions, creates new demand, and revitalizes the entire construction industry.”

Sangguk Kim, Executive Vice President and Head of the Housing Development Business Department at Samsung C&T, commented, “Next Remodeling is the most rational solution for extending the life cycle of buildings. Based on our advanced technology and product competitiveness, Samsung C&T will propose and establish a variety of regeneration models for aging residential complexes in the market, fulfilling our role and responsibility as a company leading residential culture.”
