Public attention is focusing on the upcoming supply of branded retail space within a key location of the Imun-Hwigyeong New Town, which will eventually be home to around 14,000 households.
According to industry sources, HDC Hyundai Development Company and GS Engineering & Construction plan to supply the “Imun I-Park Xi i-PLACE” commercial complex within the “Imun District 3 Redevelopment Promotion Zone Housing Redevelopment Maintenance Project.” Imun I-Park Xi i-PLACE will feature a total of 270 units (226 units for general sale, excluding cultural assembly facilities) across one basement level and five above-ground floors.
A key feature is its location within “Imun I-Park Xi,” the central and starting point of the new commercial district in northeastern Seoul’s Imun District 3.
Its proximity to major transportation is another advantage for a retail complex. The site is a “double station area,” located within about a five-minute walk from both Sinimun Station and Hoegi Station on Subway Line 1. It is also adjacent to Cheongnyangni Station, known as a transportation hub in northeastern Seoul.
The commercial environment is also highly rated. The site connects the existing university district and station area commercial zones, and with a massive residential demand base, a new commercial district is expected to form, further enhancing its value.
In terms of demand, the complex benefits from an exclusive, stable base of over 4,000 households within the development, as well as approximately 14,000 households upon completion of the entire New Town, plus additional demand from the university area and station area. This abundant catchment area is a major advantage for potential tenants and investors. Another noteworthy point is that HDC Hyundai Development Company, ranked fourth in domestic construction capability, and GS Engineering & Construction, ranked eighth, are applying their renowned I-Park and Xi apartment brands directly to the commercial facilities.
The site is also evaluated as having outstanding future value. It is considered a direct and indirect beneficiary of various development projects, including the New Town development vision and the planned GTX line at Cheongnyangni Station.
Currently, Imun I-Park Xi i-PLACE is being developed with the following directions: becoming the new center of northern Seoul through a master plan; reflecting the trend toward mixed-use commercial facilities for a new era; and providing lifestyle content that offers diverse experiences and learning opportunities.
The promotional center is located in the Imun-ro area, Dongdaemun-gu, Seoul.
