A street-type commercial complex is set to be supplied in Imun-dong, home to prestigious universities such as Hankuk University of Foreign Studies and Kyung Hee University in Seoul.
Street-type commercial complexes, often referred to as "outdoor shopping centers," are typically arranged in a linear or band shape along main roads or active pedestrian pathways. As most of the retail spaces are concentrated on the first floor, they are highly regarded for their excellent visibility and accessibility.
In particular, these complexes are usually located in areas with high foot traffic and abundant demand, which enhances their ability to attract customers and makes them advantageous in terms of profitability.
According to industry sources, HDC Hyundai Development Company and GS E&C plan to supply the "Imun I-Park Xi i-PLACE" commercial complex within the "Imun District 3 Redevelopment Promotion Zone Housing Redevelopment Project."
The Imun I-Park Xi i-PLACE will consist of one basement level and five above-ground floors, offering a total of 270 units (226 general retail units, excluding cultural assembly facilities).
The main reason this commercial complex is attracting attention is the stable demand it enjoys from within the residential complex. For commercial facilities, internal demand from residents is considered a key factor in generating steady revenue.
In fact, through the "Imun District 3 Redevelopment Promotion Zone Housing Redevelopment Project," a total of 4,321 apartment units and 594 officetel units are being supplied, creating a residential area on the scale of a mini new town. This large-scale commercial complex is unique in that it can monopolize the fixed internal demand from within the complex.
With such stable backing demand secured, the risk of vacancies is significantly reduced. According to local real estate agents, both consumers and investors are already closely monitoring the Imun I-Park Xi i-PLACE commercial complex.
That's not all. The presence of prestigious schools such as Hankuk University of Foreign Studies and Kyung Hee University, the backing demand from approximately 14,000 households in the New Town area, and the transportation demand from subway users all converge to make this a prime commercial district, further enhancing the appeal of the complex.
Additionally, Hwigyeong Station, which serves about 20,000 passengers daily, is located just a five-minute walk away. This station area premium is another reason why Imun I-Park Xi i-PLACE is drawing considerable attention.
The future value of the complex is also highly regarded. It is considered a direct and indirect beneficiary of various development projects, including the New Town development vision and the planned Cheongnyangni Station GTX line.
Currently, Imun I-Park Xi i-PLACE is being developed with the following directions: becoming the new center of northern Seoul, reflecting the trend toward new-era commercial facilities and mixed-use spaces, and providing lifestyle content rich in diverse experiences and learning opportunities.
The promotional center is located in the Imun-ro area of Dongdaemun-gu, Seoul.
