The general sales price for "Jamsil Leel," the reconstruction project of Jamsil Miseong Clover, has been finalized at around 61 million won per pyeong (3.3㎡).
On the 23rd, the reconstruction association for Jamsil Miseong Clover notified its members that, according to the sales price review by Songpa District Office, the general sales price has been set at 61.04 million won per 3.3㎡.
Compared to the nearby Jamsil Raemian I-Park, which has a sales price of 54.09 million won per pyeong, the general sales price for Jamsil Leel is about 7 million won higher. The land price for Jamsil Leel is also higher, at around 36 million won per 3.3㎡, compared to Raemian I-Park.
The association plans to apply for HUG sales guarantee on the 12th, obtain sales approval, and issue the resident recruitment announcement around the 14th.
A representative of the Jamsil Miseong Clover association explained, "Although the general sales price came out lower than our target, we understand that the price was set considering factors such as the increase in the publicly announced land price and construction costs," adding, "The contract deposit will be 20%, and applications will be accepted in the order of special supply and first-priority subscriptions starting from the 25th of this month."
Out of a total of 1,865 units, 216 will be available for general sale. These general units are mainly small to medium-sized, including exclusive areas of 45㎡, 51㎡, 59㎡, and 74㎡.
Jamsil Leel is referred to as the last "lotto subscription" of this year. If selected through the subscription, buyers are expected to gain more than 1 billion won in market profit based on a 30-pyeong unit. However, due to loan regulations, more than 1 billion won in cash is required, and with the move-in scheduled by January next year, there is little flexibility in the payment schedule, which should be taken into account.
The right to move into Jamsil Leel was traded at 2.68478 billion won for a 59㎡ unit in March, and at 3.3403 billion won for an 84㎡ unit in May. Current asking prices for move-in rights are around 2.8 to 3 billion won for 59㎡ units, 3.6 to 3.8 billion won for 84㎡ units, and 4.3 to 4.5 billion won for 104㎡ units. In the neighboring Jamsil Raemian I-Park, a 74㎡ pre-sale right was traded at 2.882 billion won in May.
Jamsil Leel is a reconstructed complex of the Jamsil Miseong Clover Apartments, located at 17-6, Sincheon-dong, Songpa-gu. It will consist of 13 buildings, ranging from three basement levels to 35 above-ground floors, with a total of 1,865 units.
