As Incheon Geomdan New Town rapidly emerges as a major hub city in the northwestern part of the Seoul metropolitan area, expectations are rising regarding improvements in overall living conditions, transportation, and the environment as the city enters its full-scale completion phase. In particular, Geomdan New Town is being developed systematically in a total of five phases, with various infrastructure such as transportation, daily life, and convenience facilities being evenly enhanced at each stage.
Additionally, Geomdan's easy accessibility to Seoul is driving an increase in demand, especially among young end-users.
Geomdan New Town is a large-scale new city development project spanning 3.36 million pyeong, which has been underway since 2007 and is scheduled for completion in 2026. The total planned population is approximately 187,000 people (about 75,000 households). The project is being jointly implemented by Incheon Metropolitan City, Incheon Urban Development Corporation, and Korea Land and Housing Corporation. The scheduled completion times for each phase are: Phase 1 in 2021, Phase 2 in 2022, Phase 3 in 2024, Phase 4 in 2025, and Phase 5 in 2026.
Among these, Phase 4 is drawing particular attention due to its eco-friendly location and its capacity to accommodate a large resident population. Abundant green spaces, such as Najinpocheon Riverside Park and neighborhood parks, are being established, raising expectations for a pleasant residential environment within Geomdan New Town. Furthermore, Phase 4 boasts the largest area and the greatest population capacity among the five phases, making it highly regarded for its potential to grow into the central residential zone.
Moreover, Phase 4 is considered a core area that can directly benefit from Geomdan New Town's Special Planning District. The Special Planning District consists of five zones: Canal Complex, Human Energy Town, Nexus Complex, Work-Life Balance Village, and Smart Wordup. In Phase 4, the Canal Complex will be developed as a commercial and cultural complex utilizing water spaces; Human Energy Town is being developed as a zero-energy pilot residential complex; and the Youth Work-Life Balance Village will feature facilities such as Work-Life Balance Park and Village SOC, providing leisure and welfare amenities for young people.
An industry official stated, "Phase 4 of Geomdan New Town is an area where commercial, cultural, and energy infrastructure is concentrated alongside a pleasant natural environment. It has the potential to become a self-sustaining city, not just a simple residential area," adding, "Once development of the Special Planning District is in full swing, both living convenience and future value are expected to increase."
Amidst these developments, 'Elif Geomdan Foredu,' which is set to be established in the prime location of Phase 4, is scheduled for sale in August, attracting significant attention from potential buyers.
Elif Geomdan Foredu is located in Block AA32 of the Geomdan District, Majeon-dong, Seo-gu, Incheon, and will offer a total of 669 units for general sale. The exclusive floor areas range from 64 square meters to 110 square meters, providing a wide selection for buyers. Notably, Elif Geomdan Foredu is subject to the price ceiling system, which is expected to ensure reasonable prices. It is also relatively free from government loan regulations, which is likely to draw considerable interest from end-users.
The transportation environment is also excellent. With the opening of Geomdan Lake Park Station on Incheon Subway Line 1 in June, accessibility to both Seoul and downtown Incheon has greatly improved through connections to the Airport Railroad and Seoul Subway Line 7. Residents can also use Majeon Station on Incheon Subway Line 2, and future transportation benefits are expected with the planned GTX-D Geomdan Station and the extension of Seoul Subway Line 5. Additionally, there are ongoing plans to expand the road network, such as the construction of a new road between Dogye and Majeon.
The surrounding living infrastructure is also well established. There are large retail facilities such as Lotte Mart and Homeplus, as well as excellent access to medical facilities like Geomdan Top Hospital in the old downtown area. The adjacent Canal Complex is expected to be developed into a commercial and cultural complex in the future, which will further enhance living convenience. Furthermore, a new elementary school is planned directly in front of the complex, and educational facilities such as Geomdan Elementary School, Neungnae Elementary School, Geomdan Middle School, Geomdan High School, and Majeon High School are already well established, making the area highly attractive for families with school-aged children.
The model home is located in the Wanjeong-ro area of Seo-gu, Incheon, and is scheduled to open in August.
