The largest of the third-generation new towns, Namyangju Wangsuk District, is now accepting applications for public housing through the main subscription process. This marks the first main subscription supply for a third-generation new town under the new administration. As the need for housing supply in the Seoul metropolitan area is being emphasized at the pan-government level, there is growing interest in how the public housing released to the market in the second half of the year will impact the market.
The Ministry of Land, Infrastructure and Transport and Korea Land and Housing Corporation (LH) announced on the 24th that they have issued a recruitment notice for residents for the Namyangju Wangsuk A-1 and A-2 blocks. The new apartments will primarily consist of small units with exclusive areas of 46㎡, 55㎡, and 59㎡, which are highly preferred by actual homebuyers. The area boasts a pleasant environment, being close to the Wangsukcheon riverside park and a linear park. The inclusion of childcare facilities has also drawn attention to the complex as being family-friendly.
Near the blocks, the extension lines of Subway Line 4 and Line 9 are scheduled to open at Pungyang Station (within Jinjeop 2 District). Namyangju Wangsuk District is expected to form a transportation hub (provisionally named Wangsuk Station) where three railway lines will connect: the GTX-B line, the Gangdong-Hanam-Namyangju Line (an extension of Subway Line 9), and the Gyeongchun Line. The area also offers convenient access to the Seoul Metropolitan Area First Circular Expressway and the Sejong-Pocheon Expressway interchanges.

원본보기 아이콘There are also plans to establish the Wangsuk Urban High-Tech Industrial Complex within the new town, covering an area of 1.2 million square meters. Major leading companies such as Kakao Data Center and Woori Financial Group's Financial R&D Center have signed investment agreements. The goal is to develop the third-generation new town as a self-sufficient city close to Seoul that also provides employment opportunities.
The new apartments are subject to price caps, and therefore have resale restrictions. However, there are no requirements for actual occupancy. The living room and kitchen have been designed to be spacious, with a variety of options available. Storage spaces such as entrance storage and dressing rooms have also been expanded. Applications will be accepted starting August 4, following the announcement made on this day. The announcement of successful applicants and contract signings will proceed sequentially. The target move-in date is August 2028.
LH has decided to build a new dedicated housing exhibition center in Byeollae-dong, Namyangju, and will open it to the public on the 25th. It is said to be the largest among the housing exhibition centers for third-generation new towns. During periods when it is not in use for housing exhibitions, the center will be open to local residents as a multi-purpose cultural space, hosting programs such as cultural experiences, lectures, and concerts. Newlywed couples without homes who meet the income and asset requirements for residency are eligible to apply for both special and general supply.

Kim Sungyeon, Head of LH's Northern Gyeonggi Regional Headquarters, said, "Thanks to the efforts of field staff, such as the early completion of compensation and simultaneous commencement of construction, we were able to begin the first main subscription," and added, "We will do our best to ensure that Wangsuk District becomes a representative self-sufficient new town in the metropolitan area."
