Recently, in the real estate market, apartments equipped with well-developed community facilities have emerged as a key factor driving both strong sales and price increases.


According to the "Real Estate Trend 2025" report jointly released this month by Gallup Korea, Heerim Architects, and R2Korea, "apartment specifications" have become a core element in housing selection this year. Among these, "homes with diverse community facilities" ranked as the number one preferred special concept among consumers. This response reached 34%, up 9 percentage points from the previous year, indicating a growing interest in community facilities.


In the past, location, size, and brand were the main criteria for choosing a home. However, now, apartments that enable residents to realize their lifestyle through on-site community spaces are establishing a new standard.


Amid this trend, "Harrington Place Pungmu," constructed by Hyosung Heavy Industries, is drawing attention as a complex featuring differentiated community design. The announcement of successful applicants is scheduled for July 22 and 23.


"Harrington Place Pungmu" is located in the Yangdo District urban development project, blocks 1 to 3, in Pungmu, Gimpo. The complex consists of 18 buildings, with a maximum height of 29 floors above ground and three basement levels, totaling 1,769 units. Of these, 1,573 units are for general sale, and 196 units are designated for private rental and will be supplied later. Spacious community spaces are arranged by block across the first and second basement levels and the first floor above ground. Notably, all blocks utilize a sunken structure, introducing natural lighting and a sense of openness, which is expected to be well received.


The "sunken structure" refers to a design where spaces are located below ground level but use variations in external topography to bring in natural light through skylights or open walls. This approach reduces the sense of confinement typical of underground spaces and can even provide a greater sense of openness than above-ground areas. As a result, it is increasingly favored for community spaces in high-end apartment complexes.


The community facilities at Harrington Place Pungmu are designed to accommodate residents' diverse lifestyles, with spaces closely tied to leisure, learning, and exercise. Facilities include a fitness center, GX room, golf practice range and screen golf, small library, kids' ground, creative studio, study cafe, and book cafe, providing an environment where residents can enjoy culture and hobbies in their daily lives.


Additionally, each block will feature public community facilities that support family life, such as daycare centers, senior centers, and shared care centers. In particular, the senior center will include a fitness room, hobby room, and lounge, creating a warm community atmosphere where all generations can interact and communicate.


A sales representative commented, "The community at Harrington Place Pungmu goes beyond simply securing space; from the design stage, features such as the sunken structure have been considered to maximize resident comfort and usability. In a market where community determines apartment value, we expect this complex to deliver high satisfaction for actual residents."


The announcement of successful applicants will take place on July 22 (for blocks 2 and 3) and July 23 (for block 1). The official contract period will follow from August 4 to 6, spanning three days.


The model home is located in the Pungmu-dong area of Gimpo, Gyeonggi Province.
