As polarization in the real estate market intensifies, there is growing interest in 'high-end' residential properties that guarantee clear future value. Even during periods of high uncertainty, high-end properties continue to attract buyers with their differentiated features and prime locations. These properties are establishing themselves as blue-chip assets, often referred to as the "one solid home," "landmark," or "flagship apartment" in their respective areas, and are leading the rise in housing prices.


Domestic high-end complexes are recognized for their unique value in the market, ranking among the highest in official land prices and frequently setting new records in actual transaction prices.


According to the Ministry of Land, Infrastructure and Transport's "2025 Official Prices of Multi-Family Housing," the 464-square-meter unit at "Aeterno Cheongdam" recorded the highest value at 20.06 billion KRW, followed by the 407-square-meter unit at "The Penthouse Cheongdam" at 17.21 billion KRW, and the 244-square-meter unit at "Nine One Hannam" at 16.3 billion KRW.


In terms of actual transaction prices, the 84-square-meter unit at "Raemian One Bailey" in Seocho-gu was sold for 7 billion KRW in March this year, ushering in an era where the price per 3.3 square meters reached 2 billion KRW. In regional markets, the 118-square-meter unit at "Hillstate Beomeo" set a new record last year in the second half, selling for 2.1 billion KRW.


An industry insider stated, "As market uncertainty increases, consumers tend to choose thoroughly verified products, leading to even greater demand. The gap between general apartments and high-end properties is likely to widen further over time."


This concentration on high-end properties is also evident in the new housing market in Busan. In fact, luxury residences such as "Blanc Summit 74," "Daekwang Rosebian," and "Ilgwang Yurim Norway Forest" have achieved sales rates of 90% to 100%. In contrast, general residential projects have seen sales rates of only 5% to 20%, indicating a deepening stagnation.


In August, Daewoo E&C plans to officially launch sales of "Seomyeon Summit The New" on the site of the former NC Department Store Seomyeon branch. This project is part of the 'Summit' high-end brand, which is only applied to Korea's most luxurious residential complexes, and is praised for its resort-style community, excellent views, and prime location. Alongside "Blanc Summit 74" and "The Beach Prugio Summit" in Busan, it is expected to reshape the high-end market landscape in the future.


"Seomyeon Summit The New" will feature landmark rooftop structures and curtain wall facades on every building. It will also introduce specialized podium and entrance designs, as well as unique community gardens and playgrounds.


Each unit will be equipped with high-end kitchen appliance brands and advanced technologies. Plans include sensor-based sink water-saving devices and food waste transfer systems, built-in three-burner electric cooktops, luxury imported bathroom fixtures and faucets, premium bathrooms with dry vanities (hotel-style bathrooms), bathroom floor heating, system air purification and ventilation, renewable energy, community reservation management, smart earthquake warning systems, lobby media boards, smart wall pads, and smart switches.


Additionally, the 47th floor, which is the top floor, will house a sky lounge and a guest house featuring a dry sauna and jacuzzi-specialized design. The community spaces on the first to third floors above ground will include a 25-meter, three-lane swimming pool, a large-scale private golf facility, a sauna, and other premium amenities.


A sales representative commented, "We have secured the best product quality to meet the needs of buyers seeking the highest-end residences. Seomyeon Summit The New will offer a differentiated level of residential satisfaction never experienced before."


The model home for "Seomyeon Summit The New" will be located at "Summit Gallery Seomyeon" near Haeundae Station.
