The importance of "community" in the apartment market is steadily increasing. As the desire to improve quality of life in residential living spreads, interest is also growing in communities that offer a variety of leisure activities.
In particular, community facilities have become a core factor in determining the value of an apartment, driving the success of new apartment sales.
For example, "Raemian One Pentas," which was launched in Seoul last year, attracted significant attention by introducing a wide range of community amenities such as a swimming pool, fitness center, sky bridge, sauna, and indoor golf practice range, despite being a mid-sized complex. As a result, the first-round subscription attracted approximately 90,000 applications, recording an unprecedented competition ratio of 527.3 to 1 on average.
The same trend can be seen in regional areas. "Eco City The Sharp 4th," which ranked first in regional subscriptions last year with an average competition ratio of 191.27 to 1, featured not only various sports facilities such as a fitness center, GX room, indoor golf practice range, and sauna, but also education-specialized community spaces including an open study area, private study rooms, and meeting rooms. These amenities received a positive response from parents in their 30s and 40s.
An industry insider stated, "As the importance of community facilities grows, there are now increasing cases of existing complexes undergoing community remodeling," adding, "The trend of communities driving apartment premiums is expected to continue in the future."
In fact, in the Gangnam area, major established apartment complexes are revamping their community facilities to enhance competitiveness with newly built complexes. For instance, "Raemian Prestige" in Banpo-dong, Seocho-gu, is currently undergoing community remodeling, and "Lecentz" in Jamsil has also confirmed the creation of new community facilities.
As community facilities become an important standard for apartment value, demand for new complexes that emphasize community amenities as a key strength is expected to remain steady.
Against this backdrop, attention is focusing on "Hillstate Mediale," which is set to introduce a variety of community facilities as part of the redevelopment of the Daejo 1 District in Eunpyeong-gu, Seoul, in May.
Hillstate Mediale will feature high-end amenities throughout the complex, including a private cinema, sky lounge, multipurpose rooms, a library with individual reading rooms in addition to existing study rooms, screen golf and indoor golf practice ranges, and four guesthouses. Every household will also be provided with a storage unit.
A sales representative stated, "In addition, the complex plans to create diverse landscaping, which has become increasingly important alongside community facilities," adding, "There will be unique features such as Byeoksudam, which combines a rock garden, mist fall, and waterfall, as well as the Signature Field (Central Plaza, View Terrace Plaza) that brings together a rock garden and tea house, a cascade for viewing waterfalls, and the Fore Kids Ground where children can play safely."
Meanwhile, Hillstate Mediale is a large-scale complex consisting of a total of 2,451 units, with 483 units for general sale in exclusive sizes of 51, 59, and 74 square meters.
The complex boasts comprehensive residential infrastructure. In particular, at the end of last year, the opening of the GTX-A line at Yeonsinnae Station (Lines 3 and 6) created a quadruple transportation network together with Bulgwang Station (Lines 3 and 6), Yeokchon Station (Line 6), and Gusan Station (Line 6), offering excellent transportation convenience.
Additionally, as an "elementary school within walking distance" complex adjacent to Daeun Elementary School, it offers an outstanding educational environment. The surrounding area also features numerous green spaces, including Bulgwang Neighborhood Park, Seooreung, and Bukhansan National Park, providing a pleasant residential setting.
Furthermore, the complex is conveniently located near NC Department Store Bulgwang Branch, Emart Eunpyeong Branch, Starfield Goyang Branch, Lotte Mall Eunpyeong Branch, Daejo Traditional Market, Eunpyeong District Office, and Eunpyeong St. Mary's Hospital, ensuring well-established living, cultural, and medical infrastructure.
The model home for "Hillstate Mediale" will be located in Daejo-dong, Eunpyeong-gu, Seoul, and is scheduled to open in May.
