According to the statistical data, out of the nearly 7.5 trillion won in total transactions for buildings, single-family homes, and land in Seoul, building sales accounted for 4.3638 trillion won, multi-family and single-family homes for 1.2779 trillion won, and land for 1.7709 trillion won. The data excludes collective real estate properties such as pre-sale commercial units, villas, row houses, apartments, retail spaces, and mixed-use buildings.

In January 2025, the average price per building transaction in Seoul was 6.16 billion won, in February it was 16.7 billion won, in March 10.51 billion won, and in April 18.28 billion won. Park Jongbok, director of Naheyo Academy LLC and a real estate expert, explained this trend by stating, "The data is based on transactions reported to the Ministry of Land, Infrastructure and Transport so far, and since transactions must be reported within one month after completion, the figures are expected to increase further by May."

He added, "Until now, due to expectations following the presidential election, many small investors have tended to enter the building market. However, at present, it is most important to predict interest rate trends and to protect the value of safe assets that match one's own financial situation."
