As the real estate market is being reshaped by actual demand, the popularity of complexes with pleasant environments is increasing day by day. With growing interest in healthier living compared to the past, complexes where residents can enjoy walks or hobbies in the surrounding area are showing strong performance.
According to the 2025 Future Housing Trends recently announced by the Korea Housing Industry Research Institute, among future housing selection factors, "pleasantness (33%)" received the highest choice. This is because the number of demanders wanting a pleasant residential environment has increased more than those who previously valued transportation convenience (24%) and living convenience facilities (19%).
According to Real Estate R114, the top three complexes with the highest subscription competition rates this year all have pleasant environments. Specifically, the complexes with the highest competition rates?'Raemian One Perla' (151.62 to 1, near Seoripul Park), 'Cheongju Technopolis Hartium The Metro' (46.26 to 1, near Munam Ecological Park), and 'The Sharp Raviond' (26.10 to 1, near Seungamsan)?all have parks or mountains located within 1 km.
Within regions, apartments with pleasant environments also lead market prices. For example, 'Gwangmyeong Arc Foret Xiweave' located in Gwangmyeong, Gyeonggi Province, is an apartment adjacent to Dodeoksan Mountain, boasting a pleasant residential environment with direct access to Dodeoksan Park. According to KB Real Estate, the apartment price per 3.3㎡ in this complex is 30.9 million KRW, which is 24% higher than the Gwangmyeong average of 24.91 million KRW.
Industry experts say, "Pleasant environments are highly preferred by all ages and genders, from young generations with children to senior generations preparing for retirement," adding, "As a result, the number of demanders who prioritize pleasant environments in the real estate market is increasing, and this is causing value appreciation centered on such complexes."
Meanwhile, a landmark apartment with a pleasant residential environment is attracting attention as it prepares for pre-sale. It is 'Harrington Square Sangok Station,' located in Bupyeong-gu, Incheon. The complex will be built in the Sangok 1-dong area of Bupyeong-gu, Incheon (Bupyeong Sangok Redevelopment Maintenance Project), consisting of a large complex with up to 45 floors above ground and a total of 2,475 households, with 1,248 households planned for general sale. Construction is undertaken by Hyosung Heavy Industries and Jinheung Enterprise.
The number of units for sale by exclusive area is ▲39㎡A 17 units ▲39㎡B 35 units ▲59㎡A 318 units ▲59㎡B 387 units ▲74㎡A 86 units ▲74㎡B 119 units ▲84㎡A 84 units ▲84㎡B 68 units ▲84㎡C 88 units ▲84㎡D 41 units ▲96㎡ 5 units, mainly offering small to medium-sized types preferred by demanders.
The complex allows residents to fully enjoy the natural environment surrounding it. To the north of the complex are Jangsu Mountain and Wonjeoksan Park, and it offers direct access to the Wonjeoksan Dulle-gil trail, which is course 4 of the 16 representative Dulle-gil courses in Incheon, enabling a different level of eco-life.
Additionally, a large-scale commercial facility (planned) will be built within the complex, which is expected to greatly enhance residents' convenience. The presence of Lotte Mart directly opposite the complex also stands out. Hospitals, restaurants, and other convenience facilities are located near Sangok Station and the main road, and the northern vacant military site is planned to be developed into a large-scale complex shopping mall.
The transportation location is excellent. Sangok Station on Line 7 is about 150 meters away, providing a prime station-area location with excellent access to Seoul. Using Line 7, it takes about 30 minutes to reach Gasan Digital Complex and less than an hour to Gangnam. From Sangok Station, it is about 10 minutes to Bupyeong Station (serving Seoul Metropolitan Subway Line 1 and Incheon Line 1), where the GTX-B line (scheduled to start construction in the Incheon section at the end of May) will open. Access to Seoul by car is also convenient via the Gyeongin Expressway (Bupyeong IC), and using the Metropolitan Area 1st Ring Expressway (Jungdong IC) makes traveling to various parts of the metropolitan area easy.
Educational conditions are also good. The complex includes Sangok Elementary School and Sangok Elementary School Attached Kindergarten, and it is within walking distance to Sangok Middle School, Cheongcheon Middle School, Seil High School, Incheon Foreign Language High School, and Myeongsin Girls' High School.
Residential conditions are steadily improving, raising expectations for the formation of a new residential town. Redevelopment projects are underway in various areas such as Sangok 6 District, Hanyang Apartment 2 Complex, and Sangok 3 District, transforming the surrounding area into a new residential town with about 15,000 households. The sites of the 3rd Supply Unit and Bupyeong US Military Base (Camp Market) are also planned to be developed into parks and green spaces, so residential infrastructure is expected to continue improving.
The product quality befitting a large complex under a single brand is also notable. It consists of various sizes from small to large, with the 39㎡ exclusive area expected to appeal to the increasing number of 1-2 person households. The 84㎡ units offer 4-bay layouts, alpha rooms, and three-sided balconies depending on the type, enhancing space efficiency. The 96㎡ units are designed with 4-bay layouts, alpha rooms, and dressing rooms to allow for more spacious indoor living.
Various community facilities such as fitness centers, G/X rooms, indoor golf practice ranges, saunas, small libraries, kids cafes, and social kitchens will also be introduced.
Meanwhile, the model house for Harrington Square Sangok Station is planned to be set up in Sangok 1-dong, Bupyeong-gu, Incheon, on the site of the complex.
