The final sale complex in a large-scale housing development nearing completion always attracts high interest from buyers. Not only can residents enjoy the planned city infrastructure immediately upon moving in, but the symbolic significance of the last opportunity to enter the area also drives successful sales, often resulting in premiums worth hundreds of millions of won after occupancy.


For example, Misagangbyeon City in Hanam-si, Gyeonggi-do, is a large-scale housing development with a population exceeding 100,000 residents. It began occupancy in 2014 and is now fully developed. The last complex sold in this housing development was ‘Misa Station Paragon,’ which drew significant attention from buyers at the time, recording a competition rate as high as 132 to 1 in the subscription process.


Especially as the newest apartment complex within the housing development, and with the advantage of enjoying infrastructure immediately upon moving in, a high premium is formed. The 107㎡ unit of ‘Misa Station Paragon’ in Misagangbyeon City was traded at 940 million KRW in September 2022 and changed hands for 1.42 billion KRW in January this year, forming a premium of about 500 million KRW in three years.


In provincial areas as well, complexes completing development attract high interest. ‘The Sharp Ravionde,’ the de facto last sale complex in the Eco City housing development in Jeonju, Jeollabuk-do, saw 21,816 applicants for 836 units (excluding special supply) in January this year, showing an excellent competition rate of 26 to 1.


A real estate expert said, “Although a flood of apartment supply occurs in the early stages of housing development, the lack of living infrastructure often causes a slight decline in housing prices, known as the ‘new town syndrome.’ However, complexes completing development allow residents to enjoy fully completed planned city infrastructure immediately upon moving in, and combined with the rarity of new construction, premiums worth hundreds of millions of won can form.”


Meanwhile, Kumho Construction (CEO Jo Wan-seok) has announced that it will unveil ‘Cheongju Technopolis Atera Phase 2,’ which will mark the finale of the large-scale housing development Cheongju Technopolis in Chungbuk, drawing attention.


Cheongju Technopolis Atera Phase 2 will be located in A7 Block (Munam-dong) of the Cheongju Technopolis General Industrial Complex in Heungdeok-gu, Cheongju-si, Chungbuk. It will consist of 7 apartment buildings with a total of 576 units, each with a floor area of 84㎡.


Cheongju Technopolis covers approximately 3.8 million square meters, about 1.3 times the size of Yeouido, and is a mini new town-level self-sufficient city with about 11,000 households, equipped with residential and industrial complex proximity infrastructure. In particular, Cheongju Technopolis Atera Phase 2 has the rarity of being the last apartment sale within Cheongju Technopolis, and its location is also excellent.


First, it is situated in the station area of the planned Bukcheongju Station, allowing future walking access to the Cheonan-Cheongju Airport Line (planned). The Cheonan-Cheongju Airport Line (planned) will connect Cheongju Airport in the north and KTX·SRT Osong Station in the south, providing convenient access to key metropolitan transportation infrastructure within the Chungcheong region. Construction is scheduled to begin in 2027, with the goal of opening the double-track railway line between Cheonan and Cheongju Airport in 2029.


Additionally, convenient access to major downtown areas of Cheongju is possible via the 2nd and 3rd ring roads. The wide-area road network is well established, including the Seo Cheongju IC on the Jungbu Expressway and the Cheongju IC on the Gyeongbu Expressway, providing a comprehensive transportation network that allows easy travel anywhere nationwide.


The proximity premium to workplaces also stands out. Cheongju Technopolis houses major corporations such as SK Hynix and LG Household & Health Care, as well as numerous other companies. The SK Hynix M15 semiconductor plant is already operational, and the M15X expansion, currently under construction, is expected to be completed this year, further strengthening the status of this advanced self-sufficient city. According to Cheongju City, once the final project is completed, an influx of about 30,000 residents and approximately 7,000 workers into Cheongju Technopolis is expected, increasing housing demand.


Cheongju Technopolis Atera Phase 2 is a safe school district complex with a planned new elementary school nearby. The central commercial area is within walking distance, and Munam Ecological Park, spanning about 60,000 pyeong, including Musimcheon Stream, is also accessible nearby.


The ‘Atera’ brand power is also notable. Kumho Construction launched the new residential brand ‘Atera’ last year and applied it first to ‘Cheongju Technopolis Atera (A8 Block),’ achieving 100% contract completion within two weeks. This second phase will also be introduced with a highly preferred 4-bay cross-ventilation layout, and designs that enhance space utilization such as master bedroom dressing rooms, alpha rooms, and specialized attic spaces by type. In addition to ample parking space of 1.5 spaces per household, various community facilities such as a fitness center, small library, daycare center, and kids station attract attention.


It will be offered at a reasonable price under the price ceiling system, and resale is allowed one year after purchase. Also, it is a ‘nationwide subscription’ complex where anyone aged 19 or older can apply regardless of their residence area. First-priority subscription requires at least six months of subscription account membership and meeting deposit requirements by region and area.


The model house for Cheongju Technopolis Atera Phase 2 is scheduled to open in March in the Oebuk-dong area of Heungdeok-gu, Cheongju-si.
