Among them, ‘Nextiel Street,’ located near Ara Station (Northern Court and Prosecutor’s Office) within Phase 1 of Geomdan New Town in Incheon, has recently gained attention for its street-type shopping center sales within the complex.


This commercial facility is situated within a special planning zone called ‘Next Complex’ and serves as a key part of a mixed-use development spanning approximately 50,000㎡, combining commercial, cultural, and office spaces. The Lotte Construction consortium plans to introduce seven themes, including a large bookstore, kids’ content, sports facilities, specialized healthcare, cultural and convention centers, and a multiplex cinema, aiming to present a more diverse commercial district.


The most notable point is its location near the entrance to Ara Station (Northern Court and Prosecutor’s Office) on Incheon Subway Line 1, scheduled to open in June this year. It naturally connects to the flow of subway users, which is expected to be advantageous in attracting external visitors. Furthermore, transportation benefits such as the planned extension of Seoul Subway Line 5 and the upcoming GTX-D line are anticipated, likely increasing future visitor numbers.


Additionally, with the Incheon District Court Northern Branch and Incheon District Prosecutor’s Office Northern Branch preparing to open by 2026, the formation of a legal town is expected to bring in professional personnel. The settlement of various professionals such as lawyers, judicial scriveners, and tax accountants is anticipated to have a positive ripple effect on the surrounding commercial district and local economy.


Moreover, with approximately 40,000 households residing within a 2.5 km radius, the conditions are favorable for expecting stable rental income. ‘Nextiel Street,’ which is expected to maximize the advantages of fixed demand within the complex and simultaneous attraction of external visitors, is receiving significant attention from the industry.


Meanwhile, the sales promotion centers for ‘Nextiel Street’ are operating in the Sinwol-ro area of Yangcheon-gu, Seoul, and the Wondang-daero area of Seo-gu, Incheon (near the project site).
