Excellent location and transportation benefits are the twin engines of the real estate market. Complexes built in good locations not only have solid local living infrastructure and a pleasant residential environment but also offer convenient access to various surrounding areas. When new transportation networks are introduced, the living area expands further, increasing the benefits gained from neighboring cities.
For example, looking at the real estate market in Namyangju City, which benefited from the extension of Subway Line 8 (Jamsil~Byeollae) that opened on August 10 last year, one can see the ripple effect of railway openings. According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, the ‘Dasan Xi Ivy Place’ apartment near Dasan Station on the newly opened Subway Line 8 (occupied in January 2021), with an exclusive area of 84㎡, was traded for 1.135 billion KRW (22nd floor) in October, which is about 80 million KRW higher than the 1.055 billion KRW (29th floor) transaction price in June before the opening.
Meanwhile, Doosan Construction Consortium plans to sell ‘Changwon Mega City Xi & Weave’ through the Daeya Station redevelopment project in Yeojwa-dong, Jinhae-gu, in March. The complex will be built on a scale of 17 buildings, from 4 basement floors to 37 floors above ground, with a total of 2,638 households, of which 2,038 households with exclusive areas of 54~102㎡ will be offered for general sale.
Changwon Mega City Xi & Weave is located in the so-called ‘Machangjin’ integrated living area, allowing convenient use of the infrastructure of the three regions: Masan, Changwon, and Jinhae. In particular, in Jinhae-gu, the residential value is increasing as inter-regional movement becomes more convenient due to the opening of road networks.
According to Changwon City Hall, the opening of the Guigok~Haengam national highway bypass road connecting Yanggok-dong, Seongsan-gu, and Seok-dong, Jinhae-gu, in November 2023 reduced travel time from 16 minutes when passing through the existing Jinhae city area to 6 minutes via the new road. Furthermore, the opening of the Seokdong Tunnel connecting Cheonseon-dong, Seongsan-gu, and Seok-dong, Jinhae-gu, in April last year shortened commuting time by about 20 minutes, improving accessibility between the so-called ‘Machangjin’ areas.
The travel time to Changwon National Industrial Complex, a representative job hub in Changwon, is also expected to decrease. Currently, it takes about 20 minutes via Yanggok IC located south of the complex, but once the Yanggok Intersection improvement project around the complex is completed, it will be possible to quickly reach Changwon National Industrial Complex and downtown Changwon within about 10 minutes. The Yanggok Intersection improvement project is underway with a target completion by the end of 2026, and once completed, smooth entry and exit toward Sinchon Square and Jinhae direction from Wanam will be possible.
There are also railway benefits. According to the Ministry of Land, Infrastructure and Transport, with the approval of the ‘Gyeongsangnam-do Urban Railway Network Construction Plan’ in April 2023, the Changwon urban railway lines 1 to 3 are expected to proceed with projects such as preliminary feasibility studies. Three lines were selected: Line 1 (Masan Station~Changwon Central Station, 15.82km), Line 2 (Changwon Station~Jinhae Station, 19.28km), and Line 3 (Wolyeong Square~Jinhae-gu Office, 33.23km). Among them, Line 2’s planned Jinhae Station is located within 1 km of the complex, so benefits are expected. Construction is scheduled to start in 2029 and aims for completion by the end of 2031.
Meanwhile, the model house for Changwon Mega City Xi & Weave will be set up in Jungang-dong, Seongsan-gu, Changwon Special City, Gyeongsangnam-do.
