Yeouido Daegyo Apartment has passed the Seoul City integrated review and is scheduled to begin construction as early as 2029. Daegyo Apartment will be reconstructed into a building with a maximum of 49 floors and 912 households.
On the 27th, Seoul City announced that the 2nd Integrated Review Committee for Maintenance Projects approved the integrated review plan for the implementation of two projects, including the new reconstruction project of Yeouido Daegyo Apartment.
The Daegyo Apartment reconstruction project involves constructing four apartment buildings with 43 to 49 floors above ground, totaling 912 households. As part of public contributions (donations), public sports facilities, home-based elderly welfare facilities (daycare centers), and youth cultural welfare facilities will also be built.
To connect with the Han River and Yeouido Park located to the north of the project site, a view corridor was considered, and it will be linked with the public sports facilities to be built through donations. An 8-meter-wide public pedestrian passage will be created within the project site to secure a school route connecting to nearby schools and improve pedestrian convenience.
On the second floor of the complex, a track-shaped walking path (Garden-Trail) will be created and opened to the outside so that not only residents but also local residents can use it. Community facilities within the complex, such as a Dahamkke Care Center, senior citizens' center, and kids caf?, will be established and made freely accessible to everyone.
The Yeouido Daegyo Apartment Reconstruction Association plans to complete the selection of a construction company within the third quarter. After obtaining project implementation approval, management disposition approval, and going through relocation and demolition, construction is scheduled to begin in 2029. The integrated review suggested supplementary conditions to comprehensively review the transportation system linked with nearby apartment maintenance projects.
On the same day, the integrated review plan for the Shindang 8 District housing redevelopment project (amendment) was also approved. This integrated review included assessments in four areas at once: architecture, landscape, transportation, and education, including protection of the educational environment.
Shindang 8 District is a project to build 1,159 households in buildings ranging from 4 basement floors to 29 floors above ground in the area of 321, Shindang-dong, Jung-gu. It is a double station area adjacent to Cheonggu Station on subway lines 5 and 6, with an elementary school located near the project site. The Shindang 8 District is expected to begin construction in 2026 and be completed in 2029 after obtaining project implementation approval.
Shindang 8 District is adjacent to Cheonggu Elementary School and has many middle and high schools nearby, providing an optimal educational environment. The plan includes terrace houses utilizing the sloped terrain and children's parks, transforming the complex into a place where residents can enjoy comfort in the urban environment. The project is planned as a sustainable eco-friendly green apartment complex with energy efficiency rated at grade 1?? and excellent green building certification, including the installation of solar panels on rooftops and walls.
Neighborhood living facilities and community facilities will be placed in areas with level differences to minimize retaining walls, and neighborhood living facilities will be concentrated along Dasan Road near Cheonggu Station. Regional shared community facilities such as the Dahamkke Care Center will be provided. The complex plan includes external elevators considering the walking convenience of vulnerable pedestrians such as the elderly.
The committee ordered the creation of safe school routes during construction and the placement of auxiliary welfare facilities within the complex to minimize unavoidable concrete retaining wall sections.
Choi Jin-seok, Director of the Seoul City Housing Office, said, "Along with improving aging residential complexes, quality housing supply will be provided in areas preferred by the general public. By expanding the integrated review system, which has been in effect since early last year, to include fire and disaster fields, we will continue to provide more convenient and prompt administrative support, leading to stabilization of housing and real estate."
