Oksu Geukdong Apartment, located between Oksu Station and Geumho Station on Line 3, will be transformed into a complex with 19 above-ground floors and 1,032 households after remodeling.
On the 26th, the Seoul Metropolitan Government announced that two agenda items, including the 'Oksu Geukdong Apartment Remodeling Project' and the 'Wirye Bokjeong Station Area Complex Block 2 Development Project,' passed the review at the 2nd Architectural Committee meeting.
The Oksu Geukdong Apartment Remodeling Project involves vertically extending a 15-story, 900-household apartment complex located at 428 Oksu-dong. After remodeling, the complex will have 5 basement floors and 19 above-ground floors, with 1,032 households ranging from 59 to 170 square meters in exclusive area (including 132 units for general sale). The floor area ratio will be 325.33%, and the building coverage ratio will be 31.60%.
Public contribution facilities such as a small library and reading rooms linked to nearby schools will also be established around the apartment complex. The Architectural Committee required securing pedestrian connection passages to improve horizontal and vertical circulation within the complex and enhance park accessibility for nearby residents.
The Songpa Wirye Bokjeong Station Area Complex Block 2 also passed the Architectural Committee review the previous day. The Bokjeong Station Area project involves constructing a building with 5 basement floors and 10 above-ground floors, including office and lodging facilities, with retail facilities on the first basement floor.
The Architectural Committee emphasized improving the level differences in the public pedestrian routes, as the area serves as a gateway from Bokjeong Station on Subway Line 8 to the Wirye Residential Development District, and encouraged creating diverse open spaces connecting the station and the park.
The Wirye Residential Development District Complex Block 2 Development Project is scheduled to begin construction in early 2026 after obtaining building permits from Songpa District Office. The city expects that the establishment of large-scale office facilities in this area will revitalize the economy of the southeastern region.
