A 35-Story Complex with 482 Units

Gangnam-gu, Seoul (District Mayor Jo Seong-myeong) announced on the 26th that the Ilwon Gaepo Hanshin Reconstruction Maintenance Project review plan for the area around 615-1 Ilwon-dong was finally approved at the Seoul City Integrated Maintenance Project Deliberation Committee held on the 16th.

With this approval, the preliminary work for the full-scale construction will be completed, and the project is planned to accelerate with the goal of relocation by the end of December this year.


Since Ilwon Gaepo Hanshin received conditional approval at the Seoul City Integrated Deliberation in May last year, the district office and the association actively consulted with Seoul City to supplement the conditions, resulting in a quick approval at the first review this year.


Originally expected to pass around March, the review was advanced to January, allowing the association to alleviate the rapidly increasing construction cost burden and shorten the project schedule.


In this integrated review, most of the existing conditional items were accepted, finalizing plans to build a residential complex of 482 units (including 60 public housing units) with 35 floors above ground and 3 floors underground, along with ancillary welfare facilities. In particular, a long single building was divided into two buildings to secure a north-south directional view corridor, designing it as an eco-friendly residential complex that offers views of the surrounding natural environment such as Daemosan Mountain.


Considering the characteristics of the slope, the site level was naturally connected to the surrounding complexes and roads, and commercial facilities and ancillary welfare facilities were placed on the south side where level differences occur. Universal design was applied by installing elevators and ramps connected to pedestrian pathways within the complex to enhance walking convenience.


Ilwon Gaepo Hanshin is a residential area with locational advantages adjacent to Daechung Station on Subway Line 3 and Daechung Neighborhood Park. The association was established in November 2018, received project implementation approval in August 2021, management disposition approval in November 2023, and successfully completed this integrated review.


District Mayor Jo Seong-myeong stated, “With the approval of this integrated review, the foundation for the full-scale construction of Ilwon Gaepo Hanshin reconstruction has been established,” and added, “We will continue to fully reflect residents’ demands and strengthen cooperation with Seoul City to ensure the smooth progress of the reconstruction project.”
