Recently, apartments along the northern bank of the Han River have been gaining attention in the real estate market due to their south-facing views of the river.


Being able to look out over the Han River itself holds tremendous value in the real estate market. This is why ultra-high-priced and ultra-tall apartments line the riverbanks.


However, not all Han River views carry the same value. Apartments in Gangbuk (north of the river) face south toward the Han River, allowing residents to enjoy clear views of the river from living rooms or master bedrooms. In contrast, Gangnam (south of the river) apartments have relatively less favorable viewing conditions, often looking at the Han River from shaded north-facing balconies.


In particular, many older apartments built south of the Han River have living rooms facing south by convention, making it difficult to enjoy river views while seated in the living room.


While many factors determine housing prices and simple comparisons are difficult, the so-called Han River premium?where high residential satisfaction from river views is reflected in prices?is generally higher in Gangbuk than in Gangnam.


For example, although both are riverside apartments, the ‘Gangbyeon Dongyang’ apartment in Seongsu-dong, which faces directly south toward the Han River, trades at 2.6 to 2.9 billion KRW for an 84㎡ unit. Meanwhile, the ‘Cheongdam Geonyeong’ apartment in Cheongdam-dong, considered a more prestigious area, has prices ranging from 2.5 to 3.2 billion KRW for the same 84㎡ unit.


Amid this, the ‘Posez Hangang’ complex, where all units face south and offer panoramic views of the Han River, is drawing attention as it nears completion.


Posez Hangang offers permanent Han River views as it is located directly in front of the river with no obstructing buildings. The three buildings are arranged side by side so that every unit can enjoy river views. Notably, about 83% of all units face south toward the Han River.


At Posez Hangang, residents can enjoy south-facing views of the Han River through wide windows up to approximately 17 meters long in the living rooms. Most rooms, including the master bedroom, have river views, and some even offer views from the bathrooms.


Comprising only 128 units of medium to large sizes, the complex offers a private, luxury residential product akin to a large mansion spanning approximately 11,900㎡. It combines rare Han River views with the high scarcity value of premium housing in Seoul. Additionally, high ceiling heights and curtain wall designs maximize panoramic views of the Han River. The complex also features direct access to the Han River walking trail.


Thanks to its prime location right in front of the Han River and its high-quality features, Posez Hangang has sold out units including a penthouse priced at 16 billion KRW and a 123㎡ unit priced at 6.35 billion KRW. Currently, only a few medium to large units remain available.


The Posez Hangang housing exhibition center is located on Seolleung-ro in Gangnam-gu, Seoul, and operates by appointment only. The construction company is DL E&C, which won the 2023 Customer Quality Award’s highest honor. Completion is scheduled for September 2025, allowing for quick move-in.
