The Susaek 8 District near Susaek Station on the Gyeongui-Jungang Line will be reborn as an apartment complex with up to 29 floors and 621 households.
On the 22nd, Seoul City announced that the 1st Urban Redevelopment Committee approved a revised plan for the redevelopment promotion plan of the Susaek 8 Redevelopment Promotion Zone.
The Susaek 8 District covers the area around 17-28, Susaek-dong, Eunpyeong-gu (an area of 29,884㎡). It was designated as the Susaek·Jeungsan Redevelopment Promotion Zone in May 2008. Residents have completed relocation, and demolition has been underway since the end of last year. The construction company is SK Ecoplant.
With the revision of the redevelopment promotion plan, the Susaek 8 District will be developed into 8 buildings with 621 households (including 104 rental housing units), ranging from 3 basement floors to 29 above-ground floors. The maximum number of floors has been raised from 22 to 29, and the number of households has increased by 43 compared to the previous plan. Reflecting incentives for contributions such as public facilities, the floor area ratio has been increased from 263% to 291%.
A futuristic public library with a total floor area of approximately 7,500㎡ will be built within the Susaek 8 and Susaek 9 Districts. The Eunpyeong Social Welfare Center, which opened in 1989 and is now outdated, will also be transformed into a facility twice its original size, with a total floor area of 2,500㎡.
According to the revised redevelopment promotion plan, the Susaek 8 District will undergo an integrated review reflecting the changes. After obtaining approval for the change in the project implementation plan, construction is scheduled to begin in the second half of this year.
Choi Jin-seok, Director of the Housing Office at Seoul City, said, "The Susaek 8 District was an area with poor profitability among the Susaek Redevelopment Promotion Zones, but we expect profitability to increase through this revision of the redevelopment promotion plan. The establishment of public facilities will further improve the living conditions in the area. We will actively support the successful completion of the Susaek 8 District redevelopment project."
