Recently, the term ‘Eoljuksin (new apartments even if frozen to death)’ has been gaining popularity in the real estate market. Amid this trend, a new landmark apartment complex in Nonsan-si, Chungnam, an area with many aging houses, is attracting attention as it begins official contracts.
‘Triven Nonsan,’ developed by Korea Land Trust and constructed by Doosan Enerbility Co., Ltd., is the main focus, with official contracts scheduled for three days from Monday, January 13 to Wednesday, January 15.
According to Statistics Korea, the proportion of houses over 20 years old in Nonsan-si is 71.5%, significantly higher than the national average of 53.7%. The main reason has been the limited supply of new housing, which is expected to increase the residential value of new apartments. In fact, only three new apartment complexes have been supplied in Nonsan-si over the past four years.
The application of the latest designs is also highly praised. The design enhances residential convenience, which was rarely seen in the region before. ‘Triven Nonsan’ maximizes sunlight and views by orienting all units mainly southward, and increases openness through a 4-Bay and cross-ventilation-focused layout (with some exceptions). Additionally, kitchens feature island and U-shaped furniture arrangements for luxury and convenience, and various storage spaces improve spatial efficiency.
Practical community facilities such as an indoor golf practice range, fitness center, kids’ station, guest rooms, and a multi-library will be included. Each household will have ample parking with 1.5 spaces per unit, and 40% of the total parking spaces will be expandable. Furthermore, eco-friendly boilers with top-tier energy efficiency, ventilation systems that maintain comfortable indoor air quality, and smartphone-based features such as automatic opening of the main entrance and elevator calls via smartphone one-pass will be introduced.
Fueled by the rarity of supply and anticipation for the latest design, ‘Triven Nonsan’ experienced a hot subscription fever. In the first-priority subscription held in December last year, ‘Triven Nonsan’ received 890 applications for 355 units (excluding special supply), resulting in an average competition rate of 2.51 to 1. Notably, the 59㎡ exclusive type recorded the highest competition rate of 12.11 to 1, with 218 applications for 18 units (excluding special supply), closing the first-priority subscription.
‘Triven Nonsan’ is located in the Chwiam-dong area of Nonsan-si, Chungcheongnam-do, consisting of seven buildings from three basement floors to 25 above-ground floors, with a total of 429 units ranging from 59 to 176㎡. It features a variety of housing types from small to large.
‘Triven Nonsan’ is a new residential brand introduced by Doosan Enerbility Co., Ltd., the builder of the landmark ‘Seoul Forest Trimage’ in Seongsu-dong, Seongdong-gu, Seoul. The name ‘Triven’ combines ‘TRI,’ meaning three elements?individual, society, and earth?and ‘Value & Newness,’ symbolizing the creation of sustainable homes that bring new value to individuals, society, and the planet.
Chwiam-dong, where ‘Triven Nonsan’ is located, is the center of Nonsan, equipped with abundant living infrastructure such as shopping, medical facilities, and culture. Baekje General Hospital is about a 3-minute walk from the complex, with Homeplus and CGV nearby. Additionally, the commercial district formed around surrounding apartments and the nearby new town of Naedong are close by.
The area boasts excellent transportation networks. Near ‘Triven Nonsan’ is Nonsan KTX Station, allowing travel to Seoul Yongsan Station in about 1 hour and 40 minutes. Nonsan Express Bus Terminal and Nonsan Intercity Bus Terminal are also nearby, facilitating easy travel to other cities. Moreover, Nonsan-daero adjacent to the complex provides quick access to the Nonsan-Cheonan Expressway and others, making car travel convenient.
‘Triven Nonsan’ is within walking distance of Nonsan Dongseong Elementary School, Nonsan Middle and High Schools, and Nonsan Girls’ Middle and High Schools. This so-called ‘one-stop school zone’ is expected to generate strong housing demand, especially among parents. Additionally, academies are concentrated around Chwiam Intersection and nearby areas.
The natural-friendly residential environment is another advantage. ‘Triven Nonsan’ boasts abundant green spaces centered around various parks. Nearby are healing spots ideal for walks, including Citizen Family Park, Nonsan Citizen Sports Complex, and Gwanchok Urban Nature Park, with natural attractions like Tapjeongho Lake and Daedunsan Mountain also close.
Expectations for development benefits are high. In January this year, the government gave final approval to establish the ‘Defense National Industrial Complex’ in Yeonmu-eup and Dongsan-ri areas of Nonsan, Chungnam. The development will harmonize advanced ICT industries related to defense with general industries, aiming for completion by 2030.
The ‘Honam Line High-Speed Rail’ project is also noteworthy. This project will straighten the railway from Nonsan to Gaseowon Station in Daejeon and connect KTX to the Army Training Center. It passed preliminary feasibility in August last year and is scheduled for completion in 2032.
The model house for ‘Triven Nonsan’ is located in the Naedong area of Nonsan-si, Chungcheongnam-do, with move-in scheduled for January 2028.
