The designation plans for the Dobong-gu Changdong Sanga 1st Apartment and Ssangmun Hanyang 1st Apartment redevelopment zones have passed the Seoul Metropolitan Government Urban Planning Committee review after about one year. This is the shortest period since the introduction of the Rapid Integrated Planning Advisory Project (reconstruction).


Dobong-gu (Mayor Oh Eon-seok) announced that on December 16, at the Seoul Metropolitan Government Urban Planning Committee's delegated subcommittee meeting, the 'Changdong Sanga 1st Apartment Reconstruction Project Maintenance Plan Decision and Maintenance Zone Designation (Plan)' and the 'Ssangmun Hanyang 1st Apartment Reconstruction Project Maintenance Plan Decision and Maintenance Zone Designation (Plan)' were approved with modifications.


Typically, it takes about five years for a maintenance zone designation plan to pass the city urban planning committee review, so this result is four years faster.


This outcome was largely due to the role of the Dobong-gu Rapid Support Team. Before submitting to the Seoul Rapid Integrated Planning Advisory Meeting, the support team pre-checked and reviewed supplementary elements and assisted residents with advisory support for the maintenance zone designation plans.


A district official explained, "After two rounds of advisory, we led the modified approval of the 'Reconstruction Project Maintenance Plan Decision and Maintenance Zone Designation (Plan)' for the two complexes, significantly advancing the time until final reconstruction."


Following this approval, Changdong Sanga 1st Apartment will supply a total of 971 units with a maximum height of 45 floors, and Ssangmun Hanyang 1st Apartment will have a total of 1,158 units with a maximum height of 40 floors.

The two complexes are now awaiting approval for the establishment of their associations, with only procedures such as project implementation plan approval and management disposition plan approval remaining.


Oh Eon-seok, Mayor of Dobong-gu, said, "The approval of the maintenance zone designation plans for Changdong Sanga 1st and Ssangmun Hanyang 1st is expected to have a positive impact on the project progress of other complexes," adding, "We will actively implement resident support projects such as the Dobong-gu Maintenance Project Rapid Support Team to ensure rapid maintenance projects in other complexes within the region."


Earlier, in July of last year, the district launched the Maintenance Project Rapid Support Team composed of 24 experts in fields such as architectural planning, maintenance planning, and construction. The support team consists of three teams: the 'Safety Diagnosis Rapid Support Team,' the 'Maintenance Project Advisory Support Team,' and the 'Maintenance Project Conflict Mediation Team,' which are deployed appropriately to support residents' rapid maintenance projects.
