‘IS Valley’ in Deok-eun District, Goyang, Gyeonggi Province, is attracting attention as a large-scale complex business town in the metropolitan area that evokes the image of a city in itself.
‘IS Valley’ is a complex business town developed by IS Dongseo across five blocks in the Deok-eun business district of Goyang, Gyeonggi Province, harmoniously combining office, residential, and commercial spaces. Its greatest feature is its geographical advantage, being close to Sangam DMC, Yeouido, and Magok districts, along with a location offering views of the Han River. Currently, state-of-the-art offices, residential complexes, and commercial facilities are actively being developed here.
At the very center of ‘IS Valley’ in Deok-eun District, the ‘Deok-eun DMC IS Biz Tower’ located in blocks 6 to 10 boasts an overwhelming scale with a total floor area of 354,625㎡ across 10 buildings, ranging from four basement levels to a maximum of 25 floors above ground.
The ‘Deok-eun DMC IS Biz Tower’ is more than twice the size of the 63 Building (approximately 160,000㎡) and has a larger total floor area than the Lotte World Tower (approximately 320,000㎡), which stands 123 floors tall. It surpasses the scale of other symbolically significant sites in Korea, making it a decisive reason why it is gaining attention as a new representative office facility in the metropolitan area.
Recently, as companies have been actively moving into the completed office facilities around the Deok-eun District in Goyang, the completeness of this new representative office facility in the metropolitan area is further increasing. Additionally, with the office facilities in nearby Sangam DMC and Yeouido becoming increasingly saturated, demand from companies seeking to conduct business activities in Seoul is rising.
A sales official stated, “Currently, over 80% of ‘IS Valley’ has been sold, with all units of the officetels sold out successfully at 100%. Only parts of blocks 6 and 7 of the business facilities remain, and sales are nearing completion.”
Besides its overwhelming scale, the ‘Deok-eun DMC IS Biz Tower’ offers excellent accessibility to Seoul. It is located right next to Sangam-dong, Mapo-gu, Seoul. It takes only 6 minutes to reach Gangbyeonbuk-ro via the Gayang Bridge and 8 minutes to the Olympic Expressway, allowing quick access to Yeouido and Magok.
Based on its excellent accessibility to Seoul, major business districts representing Korea are densely concentrated nearby. This indicates a rapidly increasing demand for office spaces from numerous companies and workers. Furthermore, with the planned development of the ‘Media Valley Complex Town’ linking Deok-eun District and Sangam DMC, it is expected to become the largest center of the domestic media industry leading K-cultural content.
Expectations are also high regarding transportation development benefits. This year, the Ministry of Economy and Finance confirmed the placement of ‘Deok-eun Station’ in the Deok-eun District area. ‘Deok-eun Station’ will be a stop on the ‘Daejang-Hongdae Line,’ connecting Bucheon Daejang New Town to Hongdae Station in Mapo-gu, Seoul. Construction will begin next year, with early opening planned for 2030.
Notably, many of the 12 stations on this line will be transfer stations. Transfer stations, where two or more lines pass through a single subway station, are rare and valuable. Some stops on the ‘Daejang-Hongdae Line’ will allow transfers to major metropolitan subway lines such as Line 2, Line 5, and Line 9. Accordingly, the transportation convenience of the ‘Deok-eun DMC IS Biz Tower’ is expected to improve further.
Various specialized spaces harmonized with the Han River also draw attention. The Han River is located nearby, and within walking distance are various parks such as World Cup Park, making it known as a ‘Han River Forest Zone.’ In fact, the ‘Deok-eun DMC IS Biz Tower’ has introduced landscaping features that maximize this Han River Forest Zone. An eco-friendly ecological park has been created using various organisms such as aquatic and terrestrial biotopes. Additionally, there are ‘Grass Gardens’ offering different seasonal landscapes, rooftop gardens on the 2nd and 5th floors with views of the Han River, and a rest area called the ‘Tea House’ where visitors can enjoy tea. Furthermore, ‘Decorative Gardens’ and ‘Lawn Yards’ blending various flowers and trees are established throughout the interior.
Spaces for leisure and sports activities after work have also been provided. Communities for exercise in various fields such as fitness, Pilates, and GX rooms have been created. This is expected to receive high acclaim from senior office workers who focus on health and fitness as well as young office workers dedicated to body-building.
It is also notable that these community facilities are located on the 2nd floor. Through the rooftop garden on the 2nd floor, it is possible to exercise while overlooking the Han River. This contrasts with most other office facilities that place community facilities underground, which can feel confined.
Moreover, spaces that support work efficiency have been created. The complex includes large and medium conference rooms, numerous ‘office lounges’ and ‘rest areas’ for communication and relaxation among employees. There is also a ‘studio’ space designed for advanced and venture companies. This reflects the increasing number of companies using streaming platforms such as YouTube, with a structure suitable for broadcasting and video filming.
Meanwhile, the sales promotion center for ‘Deok-eun DMC IS Biz Tower’ is currently operating in Deok-eun-dong, Deokyang-gu, Goyang-si, Gyeonggi Province.
