Nonsan City, Chungnam Province, announced on the 12th that it had officially promulgated and finalized the "Growth Management Plan for the Area Surrounding Tapjeongho" on the 10th, which abolishes the ban on development activities within 500 meters of the Tapjeongho area.
The growth management plan is a statutory plan designed to prevent indiscriminate development in the region and to promote systematic development.
The designated area under the growth management plan covers approximately 7.1 square kilometers around Tapjeongho, accounting for about 70% of the area, and is divided into four types: residential, tourism and leisure, eco-friendly, and general types.
The proportions are 1.6% for residential, 7.9% for tourism and leisure, 74.6% for eco-friendly, and 15.9% for general type.
For residential-type buildings, single-family homes and Type 1 neighborhood living facilities are permitted; for tourism and leisure type, Type 1 and 2 neighborhood living facilities that can accommodate cafes and restaurants are allowed; for eco-friendly type, single-family homes are encouraged, and incentives are provided for building coverage ratio and floor area ratio if development occurs.
Facilities that pose a risk to residential areas, such as factories and hazardous material storage and treatment facilities, will not be permitted.
The city has relaxed regulations to allow for maximum flexibility in land use, thereby protecting private property rights and establishing a legal foundation for planned development.
To create a unified landscape image for the Tapjeongho area, the city plans to regulate the roofs, colors, and exteriors of buildings to reflect the characteristics of a tourist destination.
Mayor Baek Seonghyeon said, "Until now, the lack of complex tourism infrastructure such as accommodations and restaurants has made it difficult to develop Tapjeongho, but now Tapjeongho is on the verge of transforming into the best stay-type tourism and leisure complex in the central region."
He continued, "This growth management plan is a balanced, systematic development that respects the property rights of residents while protecting the landscape of Tapjeongho," and emphasized, "We will make Tapjeongho a world-class lake tourism destination by developing its potential as a key growth engine for the local economy while preserving its beauty."
