Reservation for 1,416-Unit Large Complex 'Tangjeong Prugio Center Park' Asan Landmark

The performance of large-scale apartment complexes, considered this year’s ‘big sale hits,’ continues to impress. Despite a market atmosphere where polarization between complexes is intensifying, complexes with over 1,000 units consistently attract subscription accounts. In particular, most are branded by major construction companies, raising expectations for landmark complexes.


In July this year, the ‘Cheongju Technopolis Atera’ in Cheongju, Chungbuk, with a total of 1,450 units, received 24,692 applications for 521 units (excluding special supply), recording an average competition rate of 47.39 to 1 for the first priority. Following that, in November, the ‘Cheonan I-Park City’ in Cheonan, Chungnam, with a total of 1,126 units, received 7,940 applications for 657 units (excluding special supply), recording an average competition rate of 12.09 to 1 for the first priority.


This is interpreted as the symbolism and stability of large complexes receiving high approval from demanders. Large-scale apartment complexes tend to have well-equipped auxiliary facilities and infrastructure around them, resulting in high residential satisfaction, and most are developed as branded complexes by large construction companies with extensive construction experience, offering excellent product value.


Due to these advantages, demand for large complexes is high, often forming high market prices in the region. According to real estate R114 data on the 11th, the sale price per 3.3㎡ of ‘Yojin Y-City (moved in June 2011)’ in Baebang-eup, Asan-si, Chungnam, is 16.77 million KRW, significantly exceeding the average sale price of 9.25 million KRW in Asan-si in November this year.


The actual transaction prices show the same trend. According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, unit 5, exclusive area 125㎡, of ‘Tangjeong Samsung Trapalace (moved in February 2009)’ in Tangjeong-myeon, Asan-si, Chungnam, was traded at 776 million KRW in December this year, up about 126 million KRW from 650 million KRW in March this year.


Meanwhile, Daewoo E&C’s ‘Tangjeong Prugio Center Park,’ scheduled for sale in December at C1 block of Asan Tangjeong Techno General Industrial Complex, is attracting attention. This complex consists of 16 buildings, ranging from 2 basement floors to 29 above-ground floors, with a total of 1,416 units of exclusive areas from 59 to 136㎡.


The complex will be developed as a ‘Prugio’ brand town with a total of 3,042 units together with the Tangjeong Prugio River Park supplied last year. As a single-brand town located in the Asan Tangjeong Techno General Industrial Complex, which is being developed as a new residential town in Asan-si, it is expected to become a leading complex representing the region.


In line with this symbolism, various specialized designs will be introduced. First, all units are arranged mainly facing south to enjoy natural lighting, and various life-up options are prepared by type, including storage, finishing materials, and kitchen specializations. Additionally, various community facilities such as a guest house, study room, golf club, a ‘Together Care Center’ supporting after-school care for elementary students, senior club, and multi-room will be established to enhance residents’ convenience.


The location environment is also excellent. Asan Station (Line 1) and Tangjeong Station (Line 1) are located within a 2.5 km radius, making it convenient to move to nearby areas. Furthermore, Cheonan-Asan Station (KTX·SRT) is nearby, allowing access to Seoul Station and Suseo Station within about 40 minutes, enhancing accessibility to the Seoul metropolitan area. The major road of Asan-si, Yi Sun-sin Boulevard, is close, and the Asan-Cheonan Expressway, opened in September last year, enables quick travel to surrounding areas.


It also boasts an excellent educational environment. The site for Asan Galsan Middle School (scheduled to open in 2025) is right next to the complex, allowing safe commuting for children. Additionally, prestigious high schools such as Samsung High School and Chungnam Foreign Language High School are nearby, and the academy district in Buldang-dong, Cheonan, is conveniently accessible.


The model house for Tangjeong Prugio Center Park is located in Yeonhwa-ro area, Baebang-eup, Asan-si, Chungcheongnam-do.
